Should You Wait for Fed Rate Cuts to Buy in Los Angeles?

No. Waiting for Fed rate cuts will cost more. Current 6.50% mortgage rates already reflect September 17th's expected cut. Rates may only drop to 6.2% while LA home prices rise and competition increases. And price appreciation generally outpaces rate savings. In my latest post I break down why chasing a rate drop may end up costing you more.

Fed rate cut expected Sept 17th, but will LA mortgage rates really drop? See current inventory, payment impacts, and what waiting could cost you vs buying now.

🌟 Los Feliz Spanish Meets Modern

Back in 1926, the celebrated Wallace Neff — one of California’s great masters of Spanish design — created a lavish Los Feliz estate, all sweeping arches, terracotta rooflines, and sun-warmed courtyards. The main residence has, over the years, been home to a rather dazzling guest list, including Madonna, Jenna Elfman & Katey Sagal. Known as Los Pavoreales, the grand estate was later divided into smaller parcels — and now, an original piece of that property which was rebuilt in the 1940’s, has popped up for sale.

It intrigues me because it’s Spanish on the outside but has a well designed modern interior and the mix and match style works incredibly well.

Out back, mature landscaping with fig and olive trees wraps a heated pool and spa, built-in BBQ, and multiple spots for dining. Plus there’s a detached guest house/ADU adding flexible space for work or guests.

Some standout features:

• Open kitchen with white oak cabinetry, Saltillo tile, honed marble island
• Primary bath with blue-hue Spanish tile, walk-in shower, dual sinks
• Heated pool + spa and built-in BBQ
• Gated entry; mature fig and olive trees
• Detached guest house/ADU with bath + kitchenette
• Single-story layout; auto driveway gate; parking for four

Another unusual style of home that you rarely see in Los Angeles is the Dutch Colonial. Known for their gambrel roofs and unique style they represented a nostalgic architecture prevalent in the early 1900’s. This beauty was designed by Arthur Benton in 1903. It reminds me of the clapboard house that my grandparents owned on Mersea Island off the coast of Essex in the UK. And it has an AGA stove - I can’t remember the last time I saw one of these here but I can tell you that they are a dream to cook with and my dad swears by his.

Set in historic Angelino Heights you can enjoy over 2,300 sq/ft of craftsmanship with a whole lot of old world soul.

Some of the highlights:

• Pocket doors & exposed woodwork
• Parlor with decorative fireplace
• Original light fixtures
• Crown and decorative moldings
• Library/Den
• Multi-level outdoor spaces for dining, lounging, and views
• East and West exposures

If you’re into this kind of architecture then you won’t find many of these for sale. History, charm and the right amount of modern upgrades.

🌟 Spanish Revival Soul in the Franklin Hills

Perched on a quiet corner above Los Feliz, this 1930 Spanish estate is full of the kind of timeless detail that makes you pause—hand-trowelled plaster walls, sweeping arched thresholds, and views that carry from the Silver Lake hills to the downtown skyline.

As someone who came to L.A. with a love of historic architecture, I find homes like this particularly moving. There’s nothing flashy—just a steady kind of elegance that speaks to craftsmanship, light, and setting.

• Original plaster, ironwork, and vintage tile preserved throughout
• Sunlit eat-in kitchen, formal dining and huge den
• Private terraces & balconies
• Attached garage

🌟 Spanish Colonial Grandeur with Storybook Gardens

Perched above the treetops on one of Los Feliz’s most storied streets, this 1922 Spanish Colonial estate is equal parts architectural treasure and private hillside sanctuary.

Reimagined by the acclaimed LA design studio Commune, the home spans nearly 1.5 acres of cinematic hillside—where hand-trowelled plaster walls, garden pathways, and rich textures offer a quiet kind of majesty.

As someone who came to LA with a deep affection for historic homes, this one is nothing short of transportive. It’s the sort of place that whispers rather than shouts—thoughtfully composed, emotionally resonant, and rooted in a strong sense of place.

I don’t know if I’ve ever seen gardens quite like this in LA and they remind me of gardens I’ve only ever seen in Cornwall, England.

Some standout features:
• Freeform pool, cold plunge & hillside amphitheatre
• Water garden with koi pond, outdoor fireplace & fire pit
• Meandering paths through layered, architectural landscaping
• Primary suite with balcony, dressing room & period-style bath
• Updated chef’s kitchen opens to private dining patio
• Three bedrooms + richly panelled card room + media/den
• Romantic hand-painted ceilings & original beams
• Sweeping views from the hillside to the skyline
