WHAT IS AN ADU GRANT?

The cash-out refinance is by far one of the most popular ways to pay for an ADU [additional dwelling unit] – if you have the equity in your home to draw from.

To qualify, a homeowner will need enough equity in their home to cover the amount they are withdrawing plus a small buffer of extra home equity.

An ADU, also known as granny flats or in-law units, are an innovative, affordable and effective option for adding much-needed housing in California.

With this objective of creating more housing units in California, the CalHFA ADU Grant program provides up to $40,000 to reimburse pre-development and non-reoccurring closing costs associated with the construction of the ADU.

Pre-development costs include site prep, architectural designs, permits, soil tests, impact fees, property survey, and energy reports.
