Our team presented its updated Site Development Plan to the Louisville Metro Planning Commission on Thursday, and the Commission unanimously recommended approval of our project by the Jeffersontown City Council.

Our presentation included the updated site development plan as well as a detailed traffic impact study that demonstrated minimal traffic impacts (less than 6 seconds delays in worst cases).

We are pleased the Commission recognized that this project aligns with both the city's development requirements and its long-held vision for this site.

Our team will continue to share information about the next steps of the planning process and any new updates about the project. We do not yet have a date for when the City Council will consider this plan. We will continue to work with local officials to answer questions about the project and make refinements, as needed.

We recently received a great question about how our project supports the current Jtown community.

Right now, we know more people work in Jtown than live in Jtown.

According to the 2023 census data 33,857 people work in Jtown and live outside of Jtown. Source: https://onthemap.ces.census.gov

This is a huge opportunity for the City that has done such a fantastic job of creating the largest industrial park in the state. Based on Louisville Metro’s average percentage of renters (40%), the City of Jtown easily could support another 13,542 rental units. If you speak with many local business owners, they will tell you that they need more people and fewer cars.

The best retail corner in the City (former Feast BBQ, former Dickey’s BBQ) is vacant. This project can be part of the solution.
By creating walkable living, we allow people to support local businesses without adding to traffic.

This concept is consistent with many studies and initiatives, including the Main Street Program, Creating Vibrant Communities KYTC, UofL Urban and Public Affairs, Urban Land Institute and the Louisville Metro Comprehensive Plan (Plan 2040). This is a basic principle of Town Center planning.

Furthermore, the more people who live near where they work reduces traffic by creating alternate travel habits.

The BlueBird site is perfectly situated for walkable living. Aside from already being zoned for this use, the current state of the site is just one tired house and 6% tree canopy. This project site has minimal impact on any existing conditions or resources. Our plan will increase the tree canopy to approximately 27% while creating homes for others to love Jeffersontown as much as you do.

We want to thank everyone for their interest in BlueBird Luxury Lofts and especially thank those who have weighed in with good questions, thoughtful input and considerate comments on our plan.

We know community developments draw input from passionate citizens and hope everyone sharing opinions remains respectful of others involved in this discussion.

We have given great consideration to the community’s input and have worked diligently to revise the development plans and building designs based on the constructive feedback you have shared.

The latest plans include redesigned building finishes, fewer apartment units, reduced building heights (by 22%), increased parking per unit, added public parking and elevated community amenities.

These are the latest rendering and site plan. Please keep in mind these are not final and may still be refined.

What does community look like in luxury, multifamily living?

We think it looks like a community coming together for events to socialize in shared spaces.

Our project will include spacious balconies, expanded green spaces and an event space where residents come together for movie nights, evenings around the fire pit and weekend social activities.

BlueBird Luxury Lofts’ current plan calls for development of high-quality apartments in a community with event spaces, roof top patio, pool, fitness center, dog park, dog spa, enhanced landscaping, green spaces and even public parking for access to a proposed bike/pedestrian trail on Bluebird Lane.

Thank you for all the questions and comments. As we said in our pinned post, we created this page to share information about the project and our plans.

We recognize that some community members have expressed questions and concerns about traffic, building heights, density of housing units, and the quality of community being planned for the site.

Although we are not responding to each post in real time, our team is reviewing the information and diligently working to understand the needs of the community. We will continue to share information relevant to the planned project and the surrounding community as this process continues.

For continued awareness: Louisville Metro agreed this week to hear a revised district development plan at its May 21st meeting.
Between now and then, our team will continue to share updated renderings and plans as they evolve.

Jeffersontown is aware of the traffic on Watterson Trail and luckily, they have a plan to resolve it.
The Regional Planning & Development Agency KIPDA Transportation Improvement Plan for FY 2025-FY 2028 includes Project 1583 to widen Watterson Trail from 2 to 3 lanes from Ruckriegel Parkway to Maple Road and from Old Taylorsville to Ruckriegel Parkway to improve traffic flow. The project also includes street scape improvements such as on-street parking, sidewalks, landscaping and lighting enhancements to improve safety and mobility for vehicles, pedestrians, etc.

📣To give the community more time to ask questions and review plans for our project, we’ve requested to reschedule our presentation to Metro Government’s Development Review Committee. Our team expects to present its plan at the May 21 meeting of the DRC. The meeting will be held at 514 W. Liberty Street in downtown Louisville. We will continue to provide updates as dates and times are confirmed.
