Every year, my dad makes my sister .watkins.3914 and me a Christmas ornament - like actually carves or solders and paints them. Each ornament represents something significant we have experienced or accomplished that past year. He hides them on the tree Christmas morning and we have to find them before we can open any presents.

Of course, being me, there’s a few real estate ones 😂

Photos 1 and 2 are from 2014, the year I bought my very first (and current!) house ❤️

Photo 3 is from 2012, it’s our first flip house! Look closely and you’ll see it’s on a spit of sorts - it turns (aka “flips” like a rotisserie 😂

And photo 4 is the whole collection, minus the two he owes me - a cactus 🌵 and my dog! 🐶

Love looking at this collection every year 🥰 I go through multiple times and make sure I have each year’s ornament accounted for - I’m always afraid of leaving one on the tree! They are irreplaceable ❤️

My dad is not on social media, but he is definitely the best! Love you Dad ❤️

Deck building day 1 complete! 🙌
☝️ I have been wanting to build a deck since the day I bought my house, exactly 6 years and 2 days ago. I have no outdoor living space. I flipped my whole house before I moved in and figured I had spent enough money at one time and that the deck could wait a year or two. 😂😂
💪 So 6 years and 2 days later, we have most of a deck frame!! That section of it is 20x12 and it will come straight across my back sunroom to my existing back door where we will put in new steps.
🙌 Thankful for 60-degree Saturdays in December and an amazing dad who still helps his daughter ❤️
🍻 And now, it is time for a beer. Or several. Cheers y’all 🍻

In this market... renovations aren't necessarily required for your home's value to increase.

ICYMI - Brenna is now full-time in real estate and is a licensed Realtor! Another design project getting close to the finish line!
☝️ This kitchen is in a house that my buyer is under contract to purchase. We got under contract when the house was in the framing stage so he’s been able to custom-design the house for himself using the budget the seller/renovator gave us to work within. This also means I got a design project!!
👉 Buyer selected very dark natural wood cabinets, which I wouldn’t have chosen on my own but they’re looking awesome! Light quartz counters went in today, getting ready to choose backsplash next!

😍 Meet my investor’s next project!! 😍
This property was an off-market lead that I found out about through constant communication with other agents in my network. It belongs to the family member of another agent in my brokerage. We were able to work directly with the seller and put together an offer that makes the selling process as easy as possible for her, and gives her as much time as she needs to find a new home.
So many agents only work the public listings on the MLS and aren’t comfortable with finding/working off-market leads or “For Sale By Owner” Properties. I do both, and in this case it landed my investor an incredible investment project. The agent you choose matters!
This old girl needs some TLC, but y’all.... I am SO EXCITED to watch her come back to life. So many of the original historic details are still present, and my investor wants to keep and accentuate as much of the original character as possible, while still improving the house for today’s living styles and needs!
I can’t wait to help my investor design this beauty. Coming to Beechmont in early 2021!

😍 Yesterday’s home project... spring landscaping!! Looking SO much better! 😍
❓How are you all handling this strange time we’re in? ❓
📢 I have stepped way, way back on showing houses out of an abundance of caution. The first week probably, I treated it like a really long weekend and stayed up late, slept in and was generally a slob.
👉 THEN... I realized I was going down a slippery slope. I could tell my mental health was slipping. I even had an emotional breakdown one night.
💪 SO - my roommate and I made a to-do list for the next two days. We did everything on that list, so we made a new one for the next week. I’m waking up, having breakfast and then getting to WORK.
👊 We’ve tackled some big projects that have been hanging over my head (and in my basement) for literally years in some cases. Feels SO GOOD to get them done, and the donation pile is growing by the day ❤️
👉 I will be spending the rest of the day deep-cleaning my upstairs, including moving furniture and everything.
