Thinking of selling in the next 6 months?
Now is the perfect time to start preparing.

Even if you’re not ready to list tomorrow, the decisions you make now can have a major impact on your sale price, timeline, and stress level later.

Here’s what smart sellers do early:

Start tackling small repairs and updates

Get a feel for the local market and pricing trends

Ask what to do — and what not to do — when getting your home ready

Talk with an agent to create a custom game plan

Selling doesn’t have to be overwhelming — especially when you have a clear strategy.

If a move is on your radar before the year ends, I’d love to connect and walk you through the next steps. No pressure, just helpful info and a plan that fits your goals.

Buying a home? Don’t forget to check the zoning regulations.

Zoning might not be the most exciting part of your home search, but it’s one of the most important — especially if you have plans beyond just living in the space.

Here’s why zoning matters:

Want to run a small business from home? Zoning may not allow it.

Thinking about adding a rental unit, tiny home, or a detached garage? Check the rules first.

Dreaming of raising chickens or starting a hobby farm? Not every area permits it.

Even some “residential” properties come with restrictions that can limit what you can build, store, or do on your land.

Before you make an offer, make sure your future plans align with current zoning laws. A quick check can save you a lot of stress, money, and legal trouble later.

Have questions about how to do this or what to look for? I’m happy to help point you in the right direction.

Thinking about buying a home?
Here are 5 things you absolutely should NOT do during the process — trust me, I’ve seen these mistakes cost buyers their dream homes:

1. Don't quit your job
Lenders want to see steady income and employment. Quitting your job will, at best, delay closing and at worst, kill your financing.

2. Don't open new credit
New credit cards or big purchases can tank your score or increase your debt ratio.

3. Don't lie on your pre-approval
This one’s serious — it’s fraud and can lead to legal trouble (and losing your financing).

4. Don't skip the inspection
Even in a competitive market, skipping this step can cost you thousands in repairs later.

5. Don't settle
The right home is out there — don’t compromise on your must-haves out of panic or pressure.

Thinking of buying? Let’s chat about how to do it the right way. Send me a message or drop a comment below.

How Flood Zones Can Impact Your Home Search

When you're searching for a new home, one thing that often gets overlooked—but can have a big impact—is whether the property is located in a flood zone.

Here’s why it matters:

Insurance Costs – Homes in high-risk flood zones usually require flood insurance, which can add a significant monthly cost on top of your mortgage.

Financing Requirements – Most lenders require flood insurance to approve a loan on a property in a flood zone. It can also affect which loan programs you're eligible for.

Resale Value – Buyers may hesitate to purchase a home in a flood zone, which could impact your resale value down the line.

Peace of Mind – Even if you’re comfortable with the risk, it’s important to know what you're walking into. Flood history and drainage issues can affect your long-term comfort and maintenance costs.

If you’re currently house hunting, I always check flood maps and zoning for my clients—before making an offer. It’s just one more way to help you make a confident, informed decision.

The Truth About Real Estate and “Time Freedom”

People love to say real estate offers “freedom of time”—but let’s be real for a minute.

Yes, I can take my laptop and phone anywhere. Yes, I can work from the beach, a cabin, or even poolside.
But guess what? That means I am working—on vacation, on weekends, during holidays. Because real estate doesn’t stop just because I’m out of town.

Clients still need showings, offers still need submitted, deals still need to close. And if I’m not on it, someone else will be.

So no, it’s not “freedom” in the traditional sense.
It’s flexible, sure. But it takes hustle, commitment, and a whole lot of answering calls at times most people are off the clock.

That’s the tradeoff. And honestly—I wouldn’t have it any other way.

Thinking of house hunting? Start here first.

Before you fall in love with a home, make sure you know exactly what you can afford. Getting pre-approved is a crucial first step in the home buying process—and here's why:

It gives you a clear budget

Shows sellers you're serious

Speeds up the offer process

Helps you compete in a competitive market

Too many buyers get attached to homes before realizing it’s not in their budget—or worse, missing out because they weren’t ready to make an offer.

If you need help connecting with a great local lender or have questions about getting pre-approved, let’s chat. I’m here to guide you every step of the way.

Are you house hunting or getting ready to? Watch for these red flags during your first showing! 🚩

As a Realtor, I always encourage buyers to look beyond the fresh paint and pretty staging during showings.

Your dream home should not turn into a money pit! Here are a few red flags to keep an eye on:

Strong Odors or Overuse of Scented Candles/Air Fresheners
Trying to cover up something? Smells can signal mold, pets, smoke, or moisture issues.

Cracks in Walls or Ceilings
Small settling is normal—but wide, jagged, or stair-step cracks could be signs of foundation problems.

Uneven Floors or Doors That Stick
Feel like you're walking uphill in the hallway? That could signal structural shifts or settling.

Signs of Water Damage
Water stains, warped flooring, or bubbling paint can all point to leaks or plumbing issues.

DIY Electrical or Plumbing Work
Exposed wires or mismatched fixtures can mean unpermitted or unsafe renovations.

Limited Access Areas
If certain rooms, basements, or crawlspaces are locked or blocked off—it’s worth asking why.

The good news? A trained eye (that’s what I’m here for! 👀) can spot these things early, before you fall in love with the wrong house.

While I'm not an inspector, I am constantly looking at homes, so I will help you to make that initial decision whether to even make an offer or not.

Buying a home is exciting, but let’s keep it smart. Want help spotting the good—and the not-so-good? Shoot me a message. I’m happy to guide you every step of the way!
