One of the things I love most about our communities is how people come together to help one another.

This Sunday, I'll be volunteering at our church's Backpack Giveaway on the Voodoo Lawn in New Kensington. If you know a family who could benefit from free school supplies, lunch, and fellowship, we'd love to see them.

Who does your real estate agent actually represent?

One of the most important conversations you'll have when buying or selling a home is understanding agency—who your real estate agent represents and what that means for you.

Here are three common types of agency in Pennsylvania:

Buyer Agency
A buyer's agent represents the buyer's interests throughout the transaction, providing guidance, negotiating on the buyer's behalf, and advocating for their client.

Dual Agency
A dual agent represents both the buyer and the seller in the same transaction. Because the agent owes duties to both parties, they must remain neutral and cannot fully advocate for one side over the other.

Designated Agency
Designated agency allows separate agents within the same brokerage to represent the buyer and seller independently. Each designated agent advocates for and represents the interests of their own client.

There isn't a "best" type of agency—only the one that's right for your situation. The important thing is understanding your options before you sign.

Zoning might not be the most exciting part of your home search, but it’s one of the most important — especially if you have plans beyond just living in the space.

Here’s why zoning matters:

Want to run a small business from home? Zoning may not allow it.

Thinking about adding a rental unit, tiny home, or a detached garage? Check the rules first.

Dreaming of raising chickens or starting a hobby farm? Not every area permits it.

Even some “residential” properties come with restrictions that can limit what you can build, store, or do on your land.

Here are 5 things you absolutely should NOT do during the process — trust me, I’ve seen these mistakes cost buyers their dream homes:

1. Don't quit your job
Lenders want to see steady income and employment. Quitting your job will, at best, delay closing and at worst, kill your financing.

3. Don't lie on your pre-approval

4. Don't skip the inspection
