Using seller money to buy down your interest rate can save you more monthly and over the life of your loan than negotiating the price down by the same amount.

A 1% rate buy-down on a $400K loan can lower your payment by $200+ per month. Over 30 years, that math compounds in a big way.

This is one of the most underused tools in today's market. Have your lender run a buy-down comparison before your next offer.

HOA fees, property tax rates, age of the HVAC system, deferred maintenance, and insurance costs can swing your real monthly cost by hundreds of dollars. The cheaper house on paper isn't always cheaper to own.

Before you compare homes by price, compare them by total monthly cost. That's the number that shows up in your bank account every month.

You can win the price negotiation and still end up with a monthly payment that doesn't feel like a win.

Here's why: taxes, insurance, HOA fees, interest rate, and loan structure all affect what you actually pay every month. A house $15K cheaper in a higher tax area might cost you more monthly than the one you passed on.

Shop by payment range, not just price. Your agent and lender should run these numbers together before you fall in love.

But in today's market, seller concessions toward your closing costs can put real cash in your pocket immediately.

“We put so much into the house, so shouldn’t we price it higher?”
It’s a fair question and one I hear often.

Renovations can absolutely add appeal and sometimes support a stronger list price. But buyers usually aren’t looking at what you spent. They’re comparing your home to other homes in the same price range.

That’s why pricing too high can sometimes do more harm than good. When a home sits, it can lose momentum, attract fewer serious buyers, and often end up needing a price reduction later.

In some cases, sellers actually net less than they might have if they had priced it appropriately from the start.

The goal isn’t just to aim high. It’s to price strategically so buyers see the value and want to act.

Wallpaper Wednesday! This week is dedicated to one of my favorite wallpapers of all time: Lee Jofa’s Taplow 🤍

It’s classic, layered, and has that “this house has personality” feel without screaming for attention. The kind of pattern that plays nice with vintage pieces, warm woods, and pretty lighting…basically my love language. 😅
