Selling your home is hard and can lead to unnecessary stress if you aren’t prepared. The most important thing you can do is price your home correctly from the beginning. This sets the tone for the entire process and, let’s be honest, determines how much money goes in your pocket!

You can tell if your home is overpriced in the first 10 days by looking at these 3 things:

Showings - more showings mean people are interested and they likely would consider buying your home at the current price. Little to no showings are a strong indicator that buyers don’t think it’s worth their time to take a look

Saves - if your home is getting alot of saves on websites, this means buyers are interested. They may be planning out the future or saving to send to their Realtor but it’s a strong indicator you have good interest which means it’s priced well

Feedback - this is the MOST important. If the showings are happening but the feedback isn’t good or alot of buyers are commenting on the same issues, chances are your home isn’t priced well enough for them to look past these things. You may need to correct the issue (is possible) or lower your price to compensate for it

If it’s been more than 10 days and you don’t use any offers, done stress! Just come up with a strategy to change the circumstances - a quick price adjustment will show alot better than sitting on the market for months before you decide to make a pricing move

Trying to find the “perfect” first home?

If you haven’t found it yet, there may be a reason. Your first home shouldn’t be perfection, it should be a stepping stone to your dream home.

Instead of trying to find the perfect place in the perfect neighborhood with the perfect layout, try finding a home that has space for life right now, a neighborhood that serves you right now, updates or room for updates that serve you right now.

You don’t have to have it all figured out. Get into a home that makes sense for now and build up equity while you plan for the dream home that will serve you well in the future.

Buyers are judging your home the minute it pops up in their home search - and while photos are very important for a first impression - they aren’t the only thing buyers are looking at.

Buyer are also looking at the price you are listed for, the homes they just scrolled through that are comparable to yours and what they are listed for, how many days your home has been on the market and how nice your photos make your property look.

All of these things lead a buyer to judge your home and how much they are willing to pay for it in under a minute.
