Swipe through for a county-by-county breakdown of every single-family and condo sale across Greater Boston over the past 12 months.

What you’re looking at: total sold properties, average days on market, and sale-to-list price ratios - broken down by price bracket across Suffolk, Middlesex, Essex, Norfolk, and Plymouth counties.

These are the kinds of datasets we study every week at The Bramhall Team. Here’s why they matter:

For sellers - the SP:LP and SP:OP ratios tell you how aggressively your price bracket is performing. A 102 SP:LP means buyers are consistently paying above asking. A 94 SP:OP means original prices are being adjusted before offers come in. Knowing where your home falls in this landscape is how we build a pricing strategy that maximizes your return without overextending your days on market.

For buyers - average days on market and days to offer show you how fast you need to move in each price tier. In Middlesex County, homes in the $600K–$900K range are going to offer in just 20–23 days. In Suffolk above $2M, you’ve got more breathing room at 55+ days. That’s a completely different negotiation posture.

Data doesn’t replace instinct, but it certainly sharpens it. If you’re thinking about making a move in 2026, we’d love to walk you through what these numbers mean for your specific situation.
