🏡 What does today’s expected Fed rate hike mean if you’re thinking about buying a home?

The Federal Reserve is expected to raise its benchmark interest rate by 0.25% today — and if you’re a home buyer, you may be wondering, “Does that mean mortgage rates are going up another quarter point?”

Not necessarily.

The Fed’s rate and mortgage rates aren’t directly tied together. Mortgage rates are influenced more heavily by the bond market, inflation expectations and the 10-year Treasury yield. So a Fed announcement doesn’t automatically translate into a 0.25% change in your mortgage rate.

That said, we are still in a higher-rate environment. Today’s national average for a 30-year mortgage is around 7%, so buyers should continue to pay close attention to both the interest rate AND the overall cost of the loan.

The good news?
👉 A higher-rate environment doesn’t mean you have to put your home search on hold.
👉 Mortgage rates can change independently of the Fed, sometimes moving before the Fed makes a decision.
👉 If rates eventually come down, refinancing may be an option for some homeowners.
👉 And in the meantime, there are opportunities in today’s market that may not be available when rates change.

My biggest advice for buyers right now: Don’t try to time the market perfectly. Instead, understand what payment you’re comfortable with, shop multiple lenders, and focus on finding the right home at a price that makes sense for you.

Your interest rate is important. Your purchase price, loan terms, monthly payment and long-term plans matter, too.

🎉 **CLOSING DAY!** 🎉

There’s something extra special about sitting at the closing table with a client you’ve had the privilege of helping not once, not twice, but three times.

Today we celebrated another successful closing with a repeat seller who has truly been a joy to work with over the years. I’m incredibly grateful for the trust they’ve placed in me each time they’ve had a real estate decision to make.
