Everyone wants a Poconos house…
Until they read the HOA rules. 😅

Some communities & townships:
🚫 Ban short-term rentals
📆 Limit how often you can rent
🎨 Control paint colors & exterior changes
💰 Have surprise special assessments

That $450K “investment” hits different when the HOA says no Airbnb.

Moral of the story?
In the Poconos, both the HOA & township rules & regs matter just as much as the house itself.

🚨New Rule For Cash Purchases🚨

Beginning March 1, 2026, FinCEN (Financial Crimes Enforcement Network) will require certain non-financed (cash) residential transactions involving legal entities to be reported.

English please ??? ⬇️⬇️⬇️

Starting March 1, 2026, if you’re buying a 1–4 unit property in cash under an LLC or trust… the government is basically saying:

“You can’t hide behind the LLC anymore.”

You can absolutely still buy in an LLC.
This isn’t a new tax.
This isn’t banning anything.

It just means that if you close in cash under an entity, the title company has to report who the actual human is behind that LLC or trust.

In other words - It’s designed to stop situations where ownership is intentionally hidden through multiple entities. (stop money laundering)

For most people, this just means a little more paperwork at closing.

If you’re buying in NEPA under an LLC (which a lot of you do), just know starting in 9 days there will be more transparency required.
