Quick estate reminder:
A Personal Representative can only convey a PR Deed—not a warranty deed.
Why?
Because the PR is acting on behalf of the estate and can’t make personal guarantees about the property’s history.
This is totally normal in probate sales, but it’s something buyers and agents should expect so there are no last‑minute surprises.
Knowledge upfront = smoother closings every time.
