Stuck deciding between buying a home now and holding out for the “perfect” mortgage rate?

The truth is, trying to time the market rarely works. Home prices, mortgage rates, and inflation are all outside your control.

And if you wait for all of them to line up just right, you may be waiting a long time.

My advice? If you want or need to move, look at your own numbers instead.

Because whether it's a good time to buy really comes down to your financial situation.

Can you afford the monthly payment?

Do you have enough money left over as a safety net?

What about for repairs?

It’s not a bad time to buy if the math makes sense for you. And that’s true no matter what you’re hearing about the market right now.

Connect with a trusted lender to run the numbers, then let’s chat.

Big investors are stepping back, and they're adding homes to the market as they go. If you've been waiting for a better shot at buying, this could be it. Let’s connect so you can see what's popping up in our area. You may have more options than you think.

For years, a lot of would-be homebuyers have worried about the same thing. How do you compete with big investors who can swoop in, pay cash, and snap up the houses you want?

Did home prices just hit a turning point?

Even though all the headlines out there make it sound like prices are crashing, here’s what the data really says.

Yes, price growth cooled from around 7% in mid-2024 to closer to 3% today. But that’s not a crash. It’s just a slowdown.

And if you look at the right side of this graph, it seems like price growth may have hit its low point and started to turn.

Now, two months of data doesn’t necessarily make a trend. But a few things back this up.

Compared to earlier this year, fewer markets are seeing price declines right now. And, forecasts call for price growth to pick up a bit before end of year.

Whether you’re buying or selling, I want you to have breaking info like this as soon as I have it – especially when it looks like something is changing.

DM me "PRICES" and I'll show you exactly what home prices are doing in our local market and what that means for you.

Home price growth slowed way down, and now it's showing early signs of picking back up. Whether you're buying or selling, let's connect so you can see exactly what prices are doing in our local market and what that means for your plans.

After more than a year of headlines talking about how home prices are going to crash, the latest data shows that price growth may be starting to pick back up again.

For most people, their first house was never meant to be their forever home. It was meant to be a stepping stone to whatever came next.
And today's market is creating an interesting opportunity for homeowners who are ready to move up.
Starter homes are still in short supply, which means the house you're selling may be exactly what another buyer has been hoping to find.
At the same time, there are more move-up homes on the market than buyers have had to choose from in years.
Throw in the equity you've likely built over the years, and moving up may be more realistic than you think.
If your current home no longer fits your life, let's talk about what your next chapter could look like.

For the 14th year in a row, Americans say real estate is the best long-term investment.

Think about that. Through rising rates, market swings, and all the noise, real estate keeps taking the top spot. That kind of staying power is hard to argue with.

And it makes sense. A home is the one investment that grows your wealth and gives you a place to build your life.

So, what would you pick as the best long-term investment? Drop it in the comments.

And if buying a home is on your mind, send me a message. Let’s talk about what that first step could look like.

For 14 years straight, Americans have called real estate the best long-term investment, and confidence in owning a home is on the rise. If you've been weighing whether buying is worth it, let's connect and talk through what that first step could look like for you.

Quick gut reaction. Which investment do Americans trust more than stocks, gold, savings accounts, and bonds? The answer hasn't changed in 14 years.

One of the biggest seller myths floating around right now is that buyers have disappeared.
The headlines certainly make it feel that way.

But here's what the data actually says.

More homes are going under contract right now than they were at this point the last two years.

And here's how that's possible. Life doesn't wait for perfect mortgage rates. People still get married. Families grow. Jobs change.

At some point, waiting becomes harder than moving. So serious buyers still take the plunge.

So, if you've been wondering whether there are still buyers out there...

There are.

The key is knowing how to position your house to stand out in today's market. Send me a message if you want some advice on what it would take to get your house sold right now.

Buying or selling a home is a big financial decision, especially when costs are high. But if the timing's right for you, here's a reason to feel good about your move.

Every home sale sends real money into your local economy. An existing home adds more than $64,000. A newly built one? Over $134,000.

So, not only is your move a major milestone for you, but it also gives a boost to your community as a whole.

Because behind every sale, there’s a whole network of people doing their jobs – contractors, lenders, inspectors, movers, and more. And your move helps with their livelihoods.

DM me to find out what a move would mean for our area.

Down payments are smaller than they’ve been in years, and that opens the door for more buyers.

And with added help from assistance programs and a little help from loved ones, you may have more ways forward than you realized. Connect with a trusted lender to talk through your options.

Saving for a down payment can feel like the hardest part of buying a home.
