Here's the truth: a pre-approval is based on a snapshot of your finances — your income, credit, and debt at that moment in time. The moment you open a new credit card, finance a car, change jobs, or even switch pay periods, that approval can evaporate. We had a buyer last year who was three weeks from closing. They bought new furniture for the house — on credit — and their debt-to-income ratio crossed the lender's threshold. The deal died on a Thursday. The movers were scheduled for Saturday.
