POV: You’re removing an electrical panel cover and your ADHD brain spots something shiny. 👀

I was focused on the electrical inspection when a little reflection caught my eye. Next thing I know, I’m following the distraction and find an active plumbing leak.

People think ADHD means not paying attention.

Sometimes it means paying attention to everything. 😅

Today, the distraction paid off.

“What the hell is a pre-listing inspection?”

It’s one of the smartest things a seller can do before putting their home on the market.

Instead of finding out about issues during the buyer’s inspection, you find out beforehand. That gives you the opportunity to make repairs, price accordingly, or avoid surprises that could delay or kill a deal.

Think of it as knowing the answers before the test.

Would you rather find a problem on your timeline or during negotiations?

A home inspection is only as good as the areas that actually get inspected.

This one was a little unique. The attic access wasn’t located inside the home. It was accessed from the roof, which made it difficult for the previous inspector to access safely.

No knock on the other inspector at all. Every inspector has different strengths, experience levels, and physical limitations. At the end of the day, we’re all trying to provide the best service possible for our clients.

In this case, I was able to get onto the roof, access the attic space, and provide the other inspector with the information they needed about an area that otherwise would have gone unseen.

That’s why it’s important to hire an inspector who can access as much of the home as safely possible… or at least know someone crazy enough to help out when needed. 😅

The goal is simple: get eyes on everything we can and give clients the most complete picture of the home possible.

Sometimes that means climbing onto a roof to get into an attic.

People see the inspection reports, the drone photos, and the social media posts.

What they don’t see are the dinners eaten in the truck, the drive-thru meals between appointments, and the family time sacrificed while trying to build something bigger.

After my full-time job ends, the second job starts.

Some days are long. Some days are exhausting. Some days I wonder if I’m crazy for doing it.

But every inspection, every client, and every small win gets me one step closer to the life I’m trying to build for my family.

This isn’t a highlight reel. It’s the reality of building a business from the ground up.

Day 1 of building the biggest home inspection brand at the Jersey Shore.

Most people only see the inspection photos and reports. What they don’t see is the early mornings, long days, family commitments, soccer practices, and the full-time job that all happen before and after the inspection.

I have ADHD. My brain never really shuts off. Some days that’s exhausting. Other days it’s my biggest advantage. I’m constantly looking for ways to improve, grow, and provide a better experience for my clients.

This page isn’t just about home inspections. It’s about building something meaningful while balancing work, family, and all the chaos that comes with it.

Ever wonder how we know if an air conditioning system is actually cooling properly? ❄️

One of the tests I perform during a home inspection is checking the temperature differential between the supply and return air. In simple terms, I’m measuring how much the system is cooling the air as it moves through the home.

A properly functioning system will typically show a temperature drop of about 15–25 degrees between the return and supply registers.

It’s a quick test that can provide valuable insight into the performance of the HVAC system and help identify potential issues before they become expensive repairs.

Sometimes the things hidden behind the walls are the most important.

I recently had the opportunity to take a look at a home before the drywall went up, and what I found was concerning. Possible fungal growth was observed on portions of the framing that would have been completely concealed once insulation and drywall were installed.

This is exactly why pre-drywall inspections are so valuable. Once the walls are closed up, opportunities to identify concerns like this become much more limited.

Not every issue is a deal breaker, but catching them early gives builders and homeowners the chance to address them before they become bigger problems.

The best time to find a problem is before it gets covered up.
