Walked up to the gas meter during the exterior inspection.

Smelled it before I even pulled out the tester.

Confirmed it with the detector.

Active gas leak right at the meter.

The homeowners had no idea.

But their gas bill did.

Every cubic foot of gas leaking out of that meter was being measured and charged to them.

Called the gas company immediately.

They were on site and had it fixed the same day.

This is why we inspect even the nicest houses.

Problems don’t care about curb appeal.

Already crudded up and it’s not hard to see why.

Garbage disposals grind food waste and push it through that drain line with force.

Flex drain traps grease, food particles and debris in every ridge and fold.

It builds up. It restricts flow. It starts to smell.

And eventually it fails.

Rigid drain pipe is the correct call every single time on a garbage disposal.

This is a cheap fix with the wrong part that turns into an expensive problem.

Located the nearest stud immediately.

Disconnected sewer line at the street connection.

And a tiny root already finding its way in.

Roots don’t stay tiny.

They follow the moisture. They grow into the pipe. They cause blockages. They cause backups. They cause complete line failures.

This repair runs $8,000 to $12,000.

The sewer scope that found it?

A fraction of that.

Never skip the sewer line inspection.

Almost always means one thing.

Raccoons.

They push through the soffit vents, destroy the baffles and make themselves at home right above your ceiling.

And where there are raccoons there is raccoon p**p.

Which is a whole other problem.

Raccoon f***s can carry Baylisascaris — a roundworm that is dangerous to humans.

This is why we go in the attic.

Every single time.

Double tapped breakers.

Two wires forced into a single terminal designed for one.

That terminal can’t secure both wires properly.

Loose connections create resistance.

Resistance creates heat.

Heat creates arcing.

Arcing starts fires.

This is one of the most common electrical defects found during a home inspection and one of the most dangerous.

Radon mitigation systems only work if the fan is running.

This one wasn’t.

The fan snapped clean off the pipe.

We’re in Princeton. One of the highest radon zones in all of New Jersey.

Radon is the second leading cause of lung cancer in the United States.

You can’t see it. You can’t smell it. You can’t taste it.

But you can test for it. And you can make sure your mitigation system is actually doing its job.

This one wasn’t protecting anyone.

If you have a radon mitigation system go outside right now and make sure that fan is running and check the pressure gauge to confirm the system has proper suction.
