COMPLETION DATE: JULY 2025

Nestled along Poyntz Avenue, this three-story condo building was envisioned as more than a residence—it’s a place where community and modern living converge in harmony. Each of the twelve units was designed with care, balancing thoughtful interiors with the beauty of the world outside.

The one-bedroom units offer an intimate retreat, where every square foot feels intentional. Light streams through generous windows, filling the spaces with warmth, while covered patios and decks invite moments of reflection, overlooking either the quiet rhythm of the park or the serene privacy of the building’s rear.

The two-bedroom units elevate the experience further, with open layouts designed to foster connection and relaxation. Upper-level residences boast soaring 12-foot ceilings, creating an airy elegance that amplifies both light and space. Every detail, from the flow of the rooms to the outdoor living spaces, was chosen to enhance life’s simplest pleasures—quiet mornings, vibrant gatherings, and everything in between.

With its balance of modern design and timeless charm, this building offers not just a home but a lifestyle, rooted in comfort, community, and the vibrant pulse of both Aggieville and downtown Manhattan, Kansas just a five-minute walk away.

We set out to create a home that feels alive, a space where beauty and intention merge to inspire both joy and quiet reflection. Every detail was chosen to evoke a sense of connection—porcelain tiles that carry the warmth of weathered wood, and Italian accents framing fireplaces that glow like whispers of comfort on a quiet evening.

We imagined the sunsets from the Primary’s wraparound balcony, their crimson and maple hues painting the horizon and wrapping you in a sense of stillness and wonder. The spaces within were designed not just to be lived in, but to be felt—soft light led ceiling inlays guiding your evenings, and textures and tones that invite you to linger, to dream, and to be present.

This home was built with care, each detail chosen to create a sense of harmony and belonging. It invites you to experience life in its purest moments—bathed in the warmth of soft light, surrounded by textures that soothe, and grounded in the quiet beauty of its surroundings.

Circa 2018 - With our first build, we set out to create a home that is more than walls and beams—a place that breathes with the land, shaped by the vision of our family and grounded in the quiet beauty of Colbert Hills. Framed by the brilliance of Kansas’ electrical storms and nestled in the rolling Flint Hills, this home stands as a reflection of the care, craft, and love we poured into every detail.

We envisioned light as sculptors, wrapping tile floors inspired by weathered cedar planks and gliding along exposed beams that stretch gracefully across vaulted ceilings. The three-blade fans, chosen to echo the elegance of early flight, stir the air in a timeless rhythm, while warm, recessed LEDs illuminate every space with a gentle glow.

In the Primary bathroom, we sought to create a sanctuary—rain showers cascading past dual oil-rubbed bronze heads to meet iridescent tiles woven with silver grout. The 62-inch linear drain and freestanding tub were placed not just for function, but to inspire a sense of calm and beauty. Each room, from the five serene bedrooms to the game room and adjoining bar, was designed with the life we imagined unfolding here—full of connection, celebration, and quiet moments of reflection.

For us, this home is a legacy. It carries the pulse of the family who built it, a heartbeat born of shared dreams and hard work. Sharing it with its current inhabitants, as they weave their own story into its walls, became our greatest gift as a first build.

We imagined this home as a quiet retreat on its half-acre perch, tucked into a cul-de-sac where the rhythm of Colbert Hills feels uninterrupted. The open floor plan was designed to invite connection, with a linear fireplace anchoring the living room and sliding doors that dissolve the boundary between indoors and out, leading to the back deck.

On the main floor, we sought to create a sanctuary in the primary suite. The tray ceiling lends an air of calm elegance, while the walk-in closet and spa-inspired bathroom reflect a balance of function and serenity. Throughout the home, light flows effortlessly, framing moments of togetherness and solitude alike.

Upstairs, we envisioned a space that opens to possibility—three bedrooms and a second living room that gazes out over the surrounding landscape, all crafted with care to feel inviting and effortless. For us, this home is more than just a dwelling; it’s a canvas for life’s moments, rooted in the quiet beauty of its setting and the intention behind every detail.

This is a home where life feels effortless. Mornings unfold with the soft glow of sunlight on the decks, evenings with the whisper of breezes from the hills. Inside, spaces flow with a calm rhythm, designed to hold both the lively energy of gatherings and the peaceful retreat of solitude.

We crafted the flow of this home to honor both the vastness of the Kansas landscape and the intimacy of quiet moments. Every detail was chosen with intention, not to impress, but to harmonize. It’s a place where simplicity and comfort meet, where the sound of cicadas and the glow of fireflies remind you that nature is never far.

Here, living feels connected—rooted in the land, the light, and the moments that truly matter. With its trey ceiling and serene bathroom, invites quiet moments of reflection, while the additional bedrooms offer flexibility and comfort. This is a home where light, space, and intention come together, creating a place that feels as effortless as it is extraordinary.

We set out to design a home that feels as expansive and timeless as the views of Colbert Hills it overlooks. Vaulted ceilings with wood beams draw the eye upward, carrying a sense of warmth and openness from the living room to the covered deck beyond. A stone fireplace anchors the space, echoing the grounded beauty of the prairie.

We envisioned light as a central element, pouring through large windows to illuminate every detail—from the natural textures to the quiet elegance of each room. The flow of the home was crafted with balance in mind: spaces to gather and share moments, and others to retreat and recharge. The lower level extends this harmony, offering a second living space that invites connection and reflection alike.

For us, this home is more than just walls and beams. It’s a place that breathes with the landscape, a reflection of the thoughtful design and boundless inspiration that come from living in rhythm with the Kansas prairie.

We designed this home to embrace the art of seamless living—where every space feels open, grounded, and connected to the world outside. Vaulted ceilings with cedar beams draw the eye upward, extending a sense of calm through the living room and into the kitchen. Light pours through expansive windows, softening the edges of the stone fireplace and creating a warmth that feels both steady and enduring.

Our intention was to craft a home where life unfolds naturally. The kitchen and dining spaces flow together, their simple elegance framed by thoughtful materials and soft lines. Beyond, a covered patio offers a quiet retreat, merging the indoors with the beauty of the changing seasons.

Every corner was designed with care—not for excess, but for balance. We imagined this home as a reflection of the Kansas prairie—vast, welcoming, and alive with quiet beauty. Vaulted ceilings and warm wood beams evoke the endless skies, while light spills through every room, shifting and dancing like the seasons outside.

We envisioned a home where modern design meets the quiet power of its surroundings. Vaulted ceilings with bold black beams draw the eye upward, creating a sense of weightlessness, while the floor-to-ceiling stone fireplace anchors the living space in a feeling of warmth and permanence.

Our intention was to craft an experience that feels both expansive and intimate. The interplay of light and shadow across wood grain tile and quartz surfaces tells a story of understated elegance. The spaces flow effortlessly from indoors to out, where a broad deck and covered patio invite moments of stillness, surrounded by views that shift with the seasons.

This is a home designed to inspire—a reflection of our belief that beauty lies not in abundance, but in the harmony of thoughtful details and the life they make possible.

We imagined this home as a retreat, a place where light and texture dance together to create a feeling of openness and warmth. Positioned on a half-acre corner lot in Colbert Hills, it offers a connection to the land and sky that inspired every decision we made. Vaulted ceilings with exposed wood beams and a floor-to-ceiling stone fireplace ground the living space, inviting a sense of balance between grandeur and intimacy.

The kitchen is where we brought functionality and beauty into harmony. Quartz countertops and custom cabinetry reflect the natural light that floods the space, while the island anchors moments of connection. Beyond, the dining area opens to a covered back deck, where the view of the 16th hole becomes part of the experience—a quiet reminder of the surrounding landscape’s elegance.

We designed the Primary suite as a sanctuary, with a walk-in tiled shower, double sinks, and an expansive closet that blends luxury with practicality. The lower level extends the sense of possibility: a luxurious wet bar, spacious living areas, and a walkout patio lead to a manicured yard, offering spaces for connection, relaxation, and celebration.

This home is more than just a collection of rooms; it is a reflection of what we imagined life here could be—a thoughtful interplay of design and nature, where every detail contributes to a sense of calm, connection, and belonging.
