Marco Island buyers are making moves, and the July numbers prove it. 🌴

The strong momentum we saw in June continued into July, with the number of properties sold jumping 31% over last July and total sold volume increasing an impressive 38%.

At the same time, inventory remains tight – 35% below last year – which means buyers have fewer properties to choose from. Median sales prices for single-family homes continue to rise, while condo prices are beginning to level out.

One number I’m watching closely is days on market, which increased significantly in July. While homes are absolutely selling, many are taking a couple of months to find the right buyer, making smart pricing, presentation and marketing especially important.

For sellers, there’s a real opportunity right now. Buyers are already looking ahead to season, whether they’re searching for their Marco Island dream home, a winter escape or an investment property. I’m constantly fielding questions from buyers about what’s available.
