Sunday, made 3 years since I became a licensed real estate agent. Monday, I got to get a client one step closer to homeownership.

5 years since daddy died. It still hurts like the first day.

The best man I've ever met... thank you for reading me bedtime stories and lying down with me until I fell asleep since I was scared of the dark. Ready to refresh your home for the summer?

I love this hack because it works SO well. I share it with my sellers and soon-to-be sellers all the time because it’s great for staging, but this is something you can totally use everyday.

Here’s the hack: you can open your space up by defining just one cluttered space and then decluttering and reorganizing it.

For example, take a messy coffee table that always has too much stuff on it. Instead of just moving things around, you can add some baskets underneath for extra storage. Now all those things have a home, and you have a beautiful, refreshed living room.

This makes such a big difference–just try it out to see what I mean.

Want to set your kids up for real estate success? This is one way to do it!

While buying property for children isn’t a new concept, this take on it is trending right now.

The idea is that parents buy a property in their child’s name and then rent it out while the child grows up. The passive income gets used to pay for the child’s expenses or tucked away in a savings account.

When the child comes of age, they can choose whether to live in the property, continue renting it out, or to sell the property and use the equity to buy a new property. Basically, they’re a real estate investor before they ever turn 18.

I don’t know about you, but this seems like a pretty sweet deal to me–both for the parents and the children.

A great example of this is the late Memphis rapper Young Dolph. It's been said that he bought over 100 houses in his kids names and made them rental properties. He would typically buy a foreclosed home for them on their birthdays and other occasions. He only had TWO kids! What a great legacy he left for generations to come!

Selling your house can be an emotional process. You’re dealing with a place you’ve lived in and loved, which can bring up emotions when it’s time to move on.

That’s not to mention the stress of dealing with real estate and all the money that will be changing hands when you sell.

That’s why it’s so important to hold boundaries while you’re selling your home!

Here’s a few areas you may want to consider setting boundaries:

- Showings: Set up a window of times that buyers can come by and take a look at your home. This way you’ll still be able to relax while at home, and you’ll have the time to get it freshened up for showings.

- Your agent: Working with an experienced agent you trust is so important to having a good real estate experience. Make sure you trust your agent, and let them work their magic and support you. They’ve been through this before!

- Yourself: Give yourself the space you need to process the selling journey. It will be stressful at times, so make sure to focus on self-care and take a step back if you need it. Remember–it will all work out in the end!
