📍Medford Mid-Month Market Update

The Medford market is showing some interesting movement as we head deeper into June.

Inventory has remained steady at 74 homes available, giving buyers a healthy selection of properties to choose from. While homes are taking a few more days to sell compared to last month (19 days on market vs. 15), buyer activity appears to have picked up significantly.

In fact, the number of homes currently under contract jumped from 11 last month to 34 this month — a strong sign that buyers are still actively making moves despite higher interest rates and ongoing market uncertainty.

The current median list price sits at $597,500, while the median sold price is $525,000, reinforcing the importance of strategic pricing and strong market preparation for today's sellers.

What does this mean? Buyers have options, but well-priced homes are still finding willing purchasers.
