I’m SUPER excited to be out today showing some amazing homes throughout the Washington County area to an outstanding client who is working toward becoming a FIRST-TIME HOMEOWNER! 🔑❤️

This is one of my absolute favorite parts of being a Realtor — watching someone go from “I wonder if I can actually buy a house…” to walking through homes and realizing…

“Wait… I CAN do this.” 🙌

You can walk into the most beautiful house ever…

Perfect kitchen ✅
Beautiful floors ✅
Huge backyard ✅
Amazing primary bedroom ✅

And then suddenly…

👀 There’s a random door that leads to absolutely nowhere.

Or…

🚪 A bathroom with THREE doors.

Or…

🪟 A window placed so strangely you start questioning every decision made in 1987.

Or my personal favorite…

You flip it once.

Before you ever write an offer, one of the BEST things you can do is talk with your lender about the specific property you’re considering.

Why?

Because the purchase price is only ONE piece of the puzzle.

A home listed at $350,000 could have a very different monthly payment than another home listed at $350,000 depending on things like:

🏠 Property taxes
💵 Homeowners insurance
🏘️ HOA or condo fees
📍 Location
📊 Loan program
💰 Down payment amount
📉 Interest rate
🧾 Mortgage insurance
🎯 Seller concessions or potential rate buydowns

That means you should never assume, “I was approved for this price, so the payment should be about the same.”

It may not be.
