Apparently two margaritas is all it takes for me to start telling you what I REALLY think about building a house. 🍹😂

After years of selling new construction, there are things I wish more buyers knew before they started making decisions.

Not every upgrade adds value.

More square footage doesn’t automatically make a better house.

And sometimes the “deal” isn’t actually the best value.

So consider this the slightly less-filtered version of my new construction advice.

And yes, I have enough material for a Part 2. 😂

I said I would never live somewhere even remotely rural.

And yet, here I am.

Taking a morning walk. Watching the sunrise. Loving a life that looks very different from the one I once pictured for myself.

It makes me laugh because I hear versions of “never” from homebuyers all the time.

“I’d never build.”
“I’d never move that far out.”
“I’d never leave my current neighborhood.”
“I don’t think we can afford a new home.”

And sometimes those things really are non-negotiable.

But sometimes, you just haven’t seen the right possibility yet.

Buying a home isn’t only about bedrooms, square footage and interest rates. It’s about figuring out what you want your actual life to look like.

Sometimes that life ends up somewhere you never thought to look.

Mine certainly did. ❤️

My own move from Chesterfield to Wentzville is probably why I ask buyers so many questions that have nothing to do with bedrooms, bathrooms or countertops.

Because life changes.

Commutes change. Relationships change. Families grow and merge. Priorities shift. And suddenly what you need from your location looks completely different.
