By my calculation, about $80,100 in annual household income.

That’s notable because July’s median closing prices were $249,000 in McAllen-Edinburg-Mission and $255,000 in Brownsville-Harlingen.

The Rio Grande Valley doesn't have one housing market right now.

New July data show McAllen-Edinburg-Mission moving toward more inventory and greater buyer choice, while Brownsville-Harlingen is moving in the opposite direction.

McAllen: 9.2 months of inventory
Brownsville: 6.7 months

I dug into the new numbers from The Texas Real Estate Research Center at Texas A&M—including what happens at different price points and why Brownsville's falling median sale price doesn't necessarily mean home values fell nearly 7%.

Hello everyone! I’ve had a lot of people ask if I’m leaving journalism altogether. The answer is no.

While I’ll be spending more time on other business projects and getting ready to welcome another little one to our family, I’ll still have one foot in journalism.

You can still catch me hosting Border Report Live every Tuesday and Thursday at 2:30 p.m. CT on the ValleyCentral+ app, BorderReport.com, and for Nexstar stations across the country.

I’m also working on a new program about the space exploration industry for Nexstar stations, along with some personal media projects focused on the Rio Grande Valley economy and more.

Lots of exciting things ahead!

🚨 Can you help identify this vehicle?

The Edinburg Police Department is asking for the public’s help identifying the driver involved in a hit-and-run property damage incident in the 3700 block of Lori Morgan Drive.

According to police, a white four-door passenger car crashed into and destroyed a wooden fence spanning two neighboring properties before leaving the scene without stopping or providing contact information.

Investigators say the vehicle should have noticeable front-right-side damage. Officers recovered part of the front-right fender and a tire cover at the scene.

Life news!

In a couple of weeks, I’ll be wrapping up my time at ValleyCentral.

I came to ValleyCentral to help build the ValleyCentral+ app and the station’s local streaming shows. Now that they’re in a great place and ready for an outstanding team to take them even further, I’ve decided it’s time for my next chapter.

I’m incredibly grateful to our News Director, Brad Ginsberg for trusting me with this project, and to everyone I’ve had the privilege of working alongside. Most importantly, thank you to everyone who has welcomed us into your homes each day. It’s been an honor to serve the Rio Grande Valley, and I can’t wait to finish out these next couple weeks continuing to do just that.

I’ll be staying right here in the Valley, so if you see me out and about, don’t be a stranger—come say hello! And be sure to follow me here. I’m excited to share what’s next.
