Here’s what’s actually happening in the Dallas-Fort Worth real estate market right now:

Inventory has been climbing since January 1. More homes are hitting the market across DFW, which means buyers finally have more options and a little more breathing room.

At the same time, mortgage rates have eased. The national average 30-year fixed is hovering near 6%, but we’re seeing FHA options as low as 4.99% for qualified buyers through my lending partner.

When inventory rises and rates settle into the 5% range, activity increases. Buyers who paused start re-entering the market. Sellers who’ve been waiting start listing. As demand builds, competition and pricing follow.

That’s not hype. That’s supply and demand.

If you’re a DFW home buyer, this could be a smart window before the market tightens and competition heats up further.
