Negotiating a home purchase is not always about trying to get the lowest price.

Sometimes the smarter question is:

What would actually help this buyer the most month to month?

That answer can change depending on the loan, the rate, the cash needed to close, and how long the buyer plans to stay in the home.

This is why I always like when buyers bring their lender into the conversation early.

Because a price reduction, closing cost help, and a rate buydown can all look very different once you run the real numbers.

And in this market, where some sellers are more open to negotiating, knowing how to structure the offer can make a big difference.

Not every home will have room for concessions.

Not every buyer will benefit from the same strategy.

But it’s absolutely worth asking before you write the offer.

There’s a lot of people who don’t see behind the scenes in real estate.

The contracts, the conversations, the problem-solving, the constant learning… and honestly, that’s a big part of why I still enjoy this business after all these years.

Spent some time this week sitting down with other agents, sharing ideas, asking questions, and learning from each other. I think having people around you who are willing to help, listen, and collaborate makes a huge difference.

Real estate can be competitive, but it doesn’t always have to feel that way.

243 Taylor St is officially SOLD!

I had been working with these buyers for close to a year searching for the right home for them. It is extremely competitive in this price range and in the area where they wanted to be, so finding the right fit took patience.

I let many Realtors know exactly what these buyers were looking for and asked them to keep me in mind if something was coming up that matched their needs. Thankfully, that paid off, and we were able to get this house under contract before it ever hit the market! 🎉

One of the things I love most about this purchase is that the buyers had instant equity in the home as soon as they moved in, which will help with some of the updates they would like to make. And with the additional ADU on the property, it is quite the bargain! 🏡

A huge thank you to Dreama Anderson and her seller for helping make this one happen. The seller was amazing and left the buyers detailed information about the house and all of the plants in the yard, which was so appreciated. 🌿

When you’re buying a home with your spouse, it’s easy to get caught up in the fun parts.

The house.
The payment.
The inspection.
The moving plans.

But one thing I always want buyers to pay attention to is how the deed is written.

That wording matters more than most people realize.

It can affect what happens if one spouse passes away, if life changes, or if the home needs to be sold or refinanced down the road.

For example, you may hear terms like:

• Joint tenants with right of survivorship → often means ownership passes to the surviving spouse
• Tenants in common → each person owns a share, and that share may not automatically go to the other person
• Husband and wife → may sound simple, but the legal meaning can depend on how the title is actually structured

And here’s the thing…

This is not the part you want to rush through at closing.

Ask questions.
Have the title company explain it.
And if needed, talk with an attorney before you sign.

Buying a home together is a big, exciting step, but the details matter.
