Ten commercial properties sold in Yamhill County in the first seven months of this year. One every three weeks.

The national commercial real estate story is office towers and debt maturities. Fine story, wrong market. Here, commercial means main street retail and small light industrial, and there were ten of them.

That is what makes pricing hard. On a house you can pull a dozen comps within a mile. On a commercial building here there is no comp set at all, and the average sale is $748,300, so the stakes are the highest in the market with the least data behind them.

Worth asking anyone who quotes you a commercial value which of this year's ten they actually saw.

The worst month to list a house in Yamhill County is February.

In February 2026 the typical listing here had been on the market 101 days. By May and June it was 58.

If a job or an estate has already set your date, that is workable. It means pricing sharper on day one. Devri and I will help you work out the number.

Yamhill County closed 100 homes in July. That's about one every 7.5 hours, not the eight a minute you see online.

The national stat is accurate. It just gives sellers here the wrong instinct. When only about three homes a day close across the whole county, there isn't enough buyer volume to rescue a listing that came out too high. Homes that sold took 54 days, and the ones still sitting aren't in that average.

Price it right the first weekend. That's the whole thing.
