Pulling some market stats for a client this morning and thought it would be worth sharing here too. This is a snapshot of the March '26 market for Mebane on the Alamance County side.

Things that most agents tend to look at first -
🏠Months supply of Inventory (3 - 6 months is a sign of a balanced, healthy market). 📈List price received - a healthy market is usually in the 95%-100% range, so again, this is looking good too.

Another noteworthy stat is the drops in price per sq ft. My instinct is this is due to a rebalancing of the market from the higher interest rates. It will be interesting to see how this continues next month.

🏠🔑CLOSED in Greensboro! 🏠🔑 All the feelings with this closing. First off, I want to give my sellers a lot of props for taking the time to PREP their home for sale. We were competing with a lot of new construction with our location on this home and they recognized the need to repaint and recarpet. Their efforts led to multiple offers and a smooth transaction after inspections!

However, this one is really bittersweet... The BEST part of my job is working with dear friends. Not many professions allow you to chat with one of your college besties regularly ad call it "work." The downside? I'm helping them leave North Carolina. Silver lining, we have new folks to visit when we explore the West Coast some more!!
