Real talk, these terms get thrown around like they mean the same thing. They don’t.

🏠 Contingent: seller accepted an offer, but it’s conditional on something (inspection, financing, or the buyer selling their current home)

🏠 Under contract: same idea, all parties have signed and conditions are being worked through

🏠 Pending: every contingency has been cleared, closing is just a matter of time

Why it matters: if you’re house hunting and see “contingent,” it’s not always a dead end. Some of those deals fall through. Worth asking your agent before you cross it off your list.
