You found a home you love. You make an offer. And then someone mentions “earnest money” … now what? 🏡

Earnest money is a deposit you put down when your offer is accepted. It shows the seller you’re serious and committed to moving forward.

Typically it’s 1–3% of the purchase price, and it goes toward your down payment or closing costs at settlement.

The good news: if the deal falls through due to a contingency (inspection, financing, appraisal), you generally get it back. If you walk away without a valid reason? You may lose it.

Bottom line — it’s not extra money. It’s your skin in the game. 💰

✅ Get pre-approved. This tells you what you can afford AND makes you a serious buyer when you find the right home.

✅ Know your must-haves vs. nice-to-haves. The list always shifts once you’re in it.

✅ Find a Realtor® you trust. Someone who will be honest with you, not just tell you what you want to hear.

Real estate has its own language, and if you’re buying or selling for the first time, it can feel like everyone forgot to send you the dictionary. 📖

One term I get asked about a lot: contingent.
When a home is listed as “contingent,” it means the seller has accepted an offer… but the deal isn’t final yet. There are still conditions that need to be met (like a home inspection, financing approval, or the sale of the buyer’s current home) before it officially closes.

Translation: it’s under contract, but not sold.

That gap matters whether you’re a buyer or a seller.

If you’re buying: Don’t get discouraged by competition. The right strategy ; knowing what to waive, what to protect, and how to write a strong offer, makes all the difference.

If you’re selling: Your first 10 days on market are your most powerful. Pricing, prep, and presentation have to work together from day one.
