Thanks Ryan & Beth for trusting me to sell your home in Orlando but also trusting me to find you and your family a home here in Melbourne!

Here’s the backstory: We started this journey beginning of last yr, the goal was to sell the home in Orlando and find them a non-pool home in Satellite Beach, fast forward we got the Orlando home sold now we’re on the clock. As a Realtor our job is not to get the biggest commission but to ensure your clients are happy and that was my goal! So we looked at quite a few beachside homes, some homes they liked but needed work and just wasn’t worth the price so I suggested certain Melbourne areas that give them quick access to the beach, the schools they wanted their kids to attend. We found a few that matched their needs and came across this home came with a fence, screened in porch, 3 📺, washer/dryer, paved outer deck, a kids swing/slide set, work bench/with shelves, outdoor shed, 10-15 walk the park, 15min drive to the beach and a 5min drive to Beth job all under $450k! Now they can use the money they saved to make their new house a 🏠 HOME!

I always keep it 💯! Before you put your home on the market, spend the 💵 to get it inspected so you can fix things or decided what you will negotiate. Simple fixes can save you thousands in a deal! Secondly when you pricing your home leave the emotions out, sit with your realtor and go over the numbers. Just because you spent $90k on a pool@you can add $90k to the price or you spent on redoing your kitchen with high end materials, not how it works. I want to truly thank Ryan and Beth for trusting me to list and sell their Orlando home! As a fairly new realtor they took a chance on me especially stepping outside my area of comfort and selling in the Orlando area. We started this journey in February of last year thinking this house in the Lake Nona area would sell pretty quickly boy was I wrong😮‍💨! When we first listed there were potential buyers checking it out phone calls inquiring about it but no solid offers. It was listed just under what most listings in the area were but at that time everything in that area just began to sit, we dropped the price a couple times still nothing. They trusted me to take it off the market, during that time I monitored the market there, finally decide to come back priced it just below the sold and active listings, within two days we were under contract and closed in 30 days above asking price! Can’t wait to assist them in finding their new beachside 🏠!

Ever look at your tax bill and think, “Why are there TWO sections?” I know I did 🤔

Quick breakdown/Check it out👇

✅ Ad Valorem Taxes = Based on your home's value (after exemptions like Homestead which I strongly encourage you apply for don't give up extra money you don't have to!).
Think: tax for owning property.

✅ Non-Ad Valorem Taxes = Flat fees NOT tied to value.
Think: fees for services (trash, fire, stormwater, CDD, etc.).

💡Translation:
Your house value affects the Ad Valorem side — not the service fees side.

Understanding this helps you spot where savings come from and what’s just part of community services.

💸 Want to save money on your property taxes?
Florida gives homeowners several ways to slash that bill — here’s what you could be saving 👇

🏠 Homestead Exemption
The big one. Up to $50,000 off your home’s assessed value if it’s your primary residence by Jan 1.
→ Average savings: $1,000–$1,400/year (varies by county rate).

💵 Additional (2nd) Homestead Exemption
If your property’s assessed over $50K, you can get another break (doesn’t apply to school taxes).
→ Worth around $500–$700/year in extra savings.

👴 Senior (65+) Limited-Income Exemption
For qualifying low-income seniors with a homestead.
→ Some counties offer an extra $25,000–$50,000 off assessed value — that’s $600–$1,200/year saved.

🎖️ Veterans & First Responders
• Partially disabled vets: $5,000 off assessed value.
• Totally & permanently disabled vets or first responders: FULL property tax exemption (yep, 100% tax-free home).

💔 Widow/Widower Exemption
