If you’re thinking about buying a home, one of the biggest factors lenders look at is your Debt-to-Income ratio (DTI)—but what does that actually mean?

DTI is a simple formula:
Monthly Debt Payments ÷ Gross Monthly Income = DTI %

Why does it matter?
• It shows lenders how much of your income already goes to debt (like car loans, credit cards, or student loans).
• A lower DTI means you’re less of a risk, which can help you qualify for a mortgage and better interest rates.

Tip: Many lenders look for a DTI of around 43% or lower, but every loan program is different.
