Things that feel totally normal as a real estate agent but sound absolutely UNHINGED when you say them out loud. 😂🏡

And somehow, these don’t even begin to cover the full list of things I’ve done in the name of getting my clients into the right home. LOL.

The things we do for our people! 😂

If you’re a Realtor, drop the most unhinged thing you’ve ever done for a client in the comments. I KNOW you have a story. 👇🏼

And if you’re looking for a Realtor who goes the extra mile (and then some 😉), I’m your girl!

From listing appointment to photo day. 👏

A lot of agents would have listed this one as-is and hoped for the best. Instead, the sellers invested $6,800 in strategic improvements:

• Removed popcorn ceilings
• Deep cleaned
• Painted the guest bathroom
• Pressure washed
• Fresh landscaping
• Professionally staged

The result? We transformed a home that likely would have hit the market around $349,900 into one listed at $369,900.

That’s a $20,000 difference by focusing on the updates that actually matter to buyers.

I’ll update this post once the home sells and share the final sales price for full transparency. Stay tuned for the before, after, and sold results.

BEFORE TOUR of my newest Coming Soon in Baymeadows!

And let me tell you what already grinds my gears… 😅

Some agents would walk into a home like this, take their pictures, put it on the market “AS IS” and call it a day.

But WHY?!

My job is to help my sellers make the most money they can — and sometimes that doesn’t mean spending a ton of money. It means knowing what actually matters.

For this home, we’re keeping it SIMPLE:

✨ Removing the popcorn ceilings
🧼 Deep cleaning the entire house
🎨 Painting that VERY blue bathroom to match the rest of the home
🔨 Filling nail holes and touching up imperfections
✨ Getting everything fresh, clean and ready for staging

That’s it.

No crazy renovation. No unnecessary spending. Just making the home feel clean, fresh and move-in ready so buyers can actually see the value.

In a couple of weeks, I’ll show you the AFTER. 👀

And if you’re looking for a super fresh, super clean home under $370K in Baymeadows (32934), within walking distance to Starbucks — send me a message. ☕️🏡

And sellers… if you want an agent who actually knows what to do to get your home market-ready, maximize your value and get things moving ASAP — especially the morning you hand me the keys — you know who to call. 😉

I’m not here to just put a sign in your yard. I’m here to WORK.

There is nothing more rewarding than helping clients achieve their homeownership goals—especially when it's their very first home. 🏡✨

Being able to guide buyers through every step of the process, answer questions, ease concerns, and help them make confident decisions is exactly why I love what I do.

⚠️ Buyers may be overlooking the best part of this home...

In a market where everyone is chasing "new construction," some are walking through this property and seeing what they would change instead of what they could never recreate.

You can update finishes.
You can't easily recreate:
✔️ Custom architecture with soaring ceilings that make the home feel twice its size
✔️ An enormous screened pool enclosure that's nearly impossible to find in today's homes
✔️ Water on multiple sides of the property
✔️ Fishing from your own backyard
✔️ A boating lifestyle with a community boat launch just a short walk away
✔️ Potential boat slip rentals nearby
✔️ Mature landscaping, privacy, water views and stunning sunsets

This isn't a cookie-cutter house squeezed onto a small lot.
It's a custom-built waterfront home designed around the Florida lifestyle—boating, entertaining, swimming, fishing, and enjoying the view every single day.

And while buyers focus on cosmetics, they're often missing the big-ticket items already completed: newer roof with transferable 15 year warranty, HVAC, gutters, and pool equipment.

The right buyer won't be looking for the newest home.
They'll be looking for the best lifestyle.

🎉 SOLD! 🏡✨
This transaction is a perfect reminder that sometimes things don't go as planned because something better is waiting around the corner.

After initially going under contract on a resale home, my buyers made the difficult decision to walk away from the pool home they loved when concerns arose during the inspection process. Then we found brand-new home that checked every box on their wish list (other than the pool). From the layout and finishes to the location, they ended up with far more than they originally hoped for. Even better, they're now closer to their best friends, who happened to refer them to me just a month earlier. ❤️

A huge shoutout to the builder, who truly stood behind his product. When presented with the inspection report, he responded with a detailed plan for every item and followed through on each commitment. That's the kind of professionalism that makes all the difference.

To top it all off, my buyers had all of their closing costs covered! 🙌

Congratulations on your beautiful new home and this exciting next chapter! 🎊
