Because underwriters have to make sure the money is acceptable, documented, and not coming from an undisclosed loan, borrowed funds, or anything that creates a problem with the guidelines.

So what can you do 👀

One way around this is to deposit the cash into your bank account and let the money sit there long enough to become seasoned.

So if you deposit cash today, you may need to wait at least 60 days before that cash is no longer showing as a new deposit on the statements being reviewed.

In that case, they would write a gift check or wire the money, and the lender would document it as gift funds.

You may be better off using fully documented money for the purchase and saving the cash for moving expenses, furniture, repairs, or emergency reserves after closing.
