🎉 Hooray for Closing Day! 🏡🔑

🙏We’re so thankful these sellers chose Team Murphy to help sell their home.

Because they live out of town, we were able to be their hands and feet from afar—helping clean out the house, getting it cleaned & ready to sell, making sure the yard was taken care of, and working with contractors to get repairs completed.

This kind of hands-on support is one of the ways we help out-of-town sellers and families who need estate services. We’re grateful we could be there and help make the process a little easier from a distance.

✨ Friday Fun Home Finds: Dining Room Reveal! ✨

I’ve been sharing little pieces of this room as it came together, and today I finally get to share the completed room!

🪑The chairs: We kept the dining table and had the tall chairs from the before photo recovered. I found the fabric at Fabrications in East Memphis, and Pinner Upholstery in Munford, TN, reupholstered them. I love how much they changed the feel of the room!

💚🪑 The green chairs: These rolling chairs are from Amazon, and my Bunko group gave them an A+ for comfort!

💡 The lighting: I went with recessed lighting. I like to change things up, and committing to a light fixture is hard for me! Special thanks to Brad Murphy for making that happen!😉

✨ The glass shelves: The gold glass bookshelves are from Amazon. I shared a video of putting them together a few weeks ago...they were super easy!

⚜️The shelving decorations and coffee bar: Instead of buying a bunch of new décor, I found things we already had around the house. Many are sentimental pieces from my parents’ home, and I love having a place to display them. The shelves also gave me the perfect spot for a coffee bar.

🪞 The furniture and mirror: The piece between the two chairs belonged to my parents. The oval mirror above it came from an estate sale we recently did for a client.

👵A family keepsake: The framed doily was made by Brad’s grandmother. I had it reframed at Hobby Lobby so we could enjoy it here.

🥰This room feels like us—a mix of refreshed favorites, new finds, and family memories.

👉A little reminder for your next room refresh: don’t get stuck on trends or what other people think. Choose things you love and pieces that mean something to you. Your home should feel like you—so you can truly enjoy your space!🥰

🤷‍♀️When was the last time you checked the manufacture date on your smoke alarms? The U.S. Fire Administration recommends testing them monthly and replacing the entire alarm every 10 years.

📆Take a quick look at the date printed on each alarm and follow the manufacturer’s instructions if one is due for replacement. It’s a small homeowner reminder that can be easy to overlook!

🧐GET TO KNOW TEAM MURPHY 🏡

We spend a lot of time sharing homes, market updates, closings and real estate tips, so we thought it would be fun to share a little more about the two people behind Team Murphy.

We’re pretty different in a lot of ways. 😁 Brad is up at 4:00 AM ready to go, while I am usually still going strong until around midnight. Brad brings years of electrical and construction experience, while I come from a marketing and fundraising background.

Our personalities, love languages, coffee habits and even the way we look at a house can be very different — but that’s also what makes us a good team.

A few things we definitely agree on: we’re extroverts, we’ll choose the beach, we are both the youngest child, and we love serving our clients.

Different strengths. Different perspectives. Together we see the whole picture!

🐘Let’s address the elephant in the room: mortgage rates have been moving up.📈

👉That matters—but the national headline rate is not automatically the rate every buyer will receive. A buyer’s actual options depend on their individual financial picture, loan type and other factors, which is why a conversation with a trusted lender can be much more helpful than assuming the headline tells the whole story.

Depending on the buyer, property and loan program, there may also be opportunities involving:

* Seller-paid closing costs or a rate buydown
* Down-payment assistance or grant programs
* Different loan products
* Refinancing later if rates improve and it makes financial sense

For sellers, higher rates make buyers even more sensitive to their total monthly payment. Thoughtful pricing—and possibly offering a buyer-focused concession when appropriate—can help a home stand out.

The bottom line: Rates are important, but they are only one part of the home-buying picture. Get the real numbers before deciding what is—or isn’t—possible.
