Another PKL Ventures renovation in the books!

This home ended up being a bit more than we expected. We had to pull back on the design because the structure needed quite a bit of attention.

We replaced the floor joists and subflooring throughout. The wiring and plumbing has all been updated. The creepy closets that had locks on the outside of the door is now a modest closet and half bath. This small home had a separate kitchen and living room. To make better use of the space we added a support beam and opened the two rooms. Once we thought we were done we discovered the furnace was no good so…now it also has a new furnance.

Luckily when we bought the home the roof and HVAC was newer and both are working well. At the end of the day we bought an expensive HVAC and shingles. 🤪

This cozy home sold off market and will be a great investment for its new owners.

Do you guys remember this little house? We purchased it at the end of 2024.

We’ve been quietly working on it. We repurposed several things from Park St that didn’t quite fit the vision for that house. For example, the blue vinyl siding came from Park St and is now put to good use. Several new but smaller windows didn’t align with the grandness of the Park St house but fit perfectly on this little home.

When we bought this house the floor was caving in and it was filthy. We rebuilt this home also. We replaced the floor joists, sub flooring and placed a remote contract on the house. Then we tore out a wall and opened the kitchen and living room to make use of all the space available. Add new windows, siding, flooring, kitchen cabinets, vanities, toilets, shower tub combo with a tile surround, furnance, water heater and don’t forget the completely new electrical and plumbing that you can’t see and wala new home!

All It takes is time and money. 😝

When we say we are recrafting this home, we mean it!

This 1904 home will be better than brand new when it goes on the market. The insulation has been sprayed in to provide the advantage of a sealed home. Combine this with a new HVAC unit…talk about affordable utilities. Not only does it provide benefits with the heating and air, it also provides a sound barrier.

The dead trees have been removed from the yard and the beautiful tree out front has been trimmed. One less thing for the new homeowner to worry about!

New electrical throughout the entire home and up to date with current codes. There is nothing 1904 about that! The plumbing is the exact same way.

We go above and beyond with all of our home rehabs. The proof is in the quality you don’t see. It’s all the stuff behind the walls. And in this case, even under the floor. For more than a century the crawlspace had been accumulating removed pipe, ductwork and even old lumber. All of that is a haven for critters. We’ve cleaned it all out and for added piece of mind, the new homeowner will be able to take over the termite contract we placed on the property. You’re welcome!

From the outside looking in real estate investing can seem like butterflies and roses. Don’t get me wrong, Paul and I love investing in real estate and have a passion for making beautiful, nice homes for people. The truth is, there is risk and not a lot of people talk about it. That’s why I love the Real Talk Real Estate podcast. This episode can be scary for the novice investor but it’s real.
