🚨 TENNESSEE RANKS #1 IN FORECLOSURE START INCREASES!

According to ATTOM’s August 2026 data, Tennessee saw a 144.8% year-over-year increase in foreclosure starts. 😳
And Tennessee isn’t the only state seeing a jump!
📈 Mississippi: +69.2%
📈 Arkansas: +66.1%
📈 Oklahoma: +102.1%
I’m breaking down the TOP 10 states with the largest year-over-year increases. 👀

🚨 AUCTION MAMA SAID WHAT SHE SAID! 🏡💅🏽

Let me tell y'all something about this real estate market…
Just because a house is listed for $350,000 doesn't mean it's WORTH $350,000.

Sometimes, that list price has more to do with what the seller OWES the bank than what the property is actually worth.

The seller needs $350K to pay off the mortgage, cover fees, and walk away without bringing money to the closing table.

But guess what?
THE BUYER DOESN'T OWE THE SELLER'S DEBT! 👀

Buyers care about VALUE.
What are comparable homes selling for?
What condition is the property in?
How long has it been sitting on the market?
What repairs are needed?
What does the data say?

📢 A seller's payoff is NOT a comparable sale.

And if the comps don't support the asking price, that doesn't magically make the house worth more.

Now, does the seller have the right to ask for whatever price they want? Absolutely!

But buyers have the right to evaluate the numbers and decide whether the deal makes sense.

💋 Auction Mama's advice: Don't buy the seller's financial problem. Buy based on the property's actual value.

🚨 IT’S THE FIRST TUESDAY OF THE MONTH… YOU KNOW WHAT THAT MEANS! 🏡🔨

It’s AUCTION WEEK!

I’m sharing a look at some of the properties appearing on this week’s trustee-sale schedules. From single-family homes to properties in different markets across the country, there’s plenty for investors to research.

But before you get excited about a property or start thinking about your next deal, let’s talk about
DUE DILIGENCE. 👇🏽

⚠️ Before you bid, do your homework!
✅ Conduct a title search.
✅ Check for liens, judgments, and other encumbrances.
✅ Drive by the property and research the neighborhood.
✅ Investigate occupancy and property condition.
✅ Review the trustee-sale terms and understand what you’re responsible for after the sale.
✅ Confirm the sale date and status—auctions can be postponed or canceled.
✅ Know your numbers and establish your maximum bid BEFORE auction day.

Remember: The goal isn’t just to win the auction. The goal is to make an informed decision.

A property that looks like a deal on paper can become an expensive lesson if you skip the research.

Thinking about buying an REO? Read this first. 👇🏽

REOs (Real Estate Owned by the bank) are one of my favorite ways to grab equity — but there are rules to this game:

✅ Negotiate. That list price is a starting point, not the final answer. Banks counter, banks accept, banks want it gone.

✅ Use traditional financing. Conventional, FHA, VA — all on the table. This is the BIG advantage over buying at auction.

✅ ALWAYS get an inspection. Even if it’s a “cash, as-is” deal, you need to know what you’re buying before you sign.

✅ What you see is what you get. No repairs. No credits for that busted water heater. The bank is selling you the house in its exact current condition.

✅ Be patient. Banks take longer to respond, longer to close, and they operate on their schedule — not yours.

REOs aren’t scary — you just have to know how to approach them. 💪🏽
