Not all home inspections are the same.
Recently, I performed an inspection after another inspector had already been through the property. The client showed me the previous report, and it was a reminder that choosing an inspector based on price alone can sometimes cost more in the long run.
A home inspection isn’t just about checking a box. It’s about taking the time to thoroughly evaluate the home, document findings clearly, and help clients understand what they’re buying.
When comparing inspectors, don’t just ask, “How much do you charge?”
Ask:
✔️ Do you walk the roof when it’s safe to do so?
✔️ How detailed are your reports?
✔️ How long does a typical inspection take?
✔️ What tools do you use?
✔️ Will you take time to answer questions?
The cheapest inspection is rarely the best value.
A quality inspection takes time. It means getting into attics, evaluating (Walking) roofs when safely accessible, testing systems throughout the home, documenting findings, and providing a clear report that clients can actually use.
When you’re making one of the largest purchases of your life, saving a small amount on the inspection can end up costing much more if important issues are overlooked.
Choose value. Choose thoroughness. Choose an inspector who works for you, not the clock.
