The spring market is waking up across the Treasure Valley 🌷🏡

In Ada County, 810 homes sold in March, which is a big 19.1% jump from this time last year. The median sales price held steady at $540,000, and homes spent about 55 days on the market on average.

Over in Canyon County, 452 homes sold, up 14.7% year over year. The median price came in at $432,995, with homes averaging 63 days on market.

Inventory is still on the lean side at 2.0 months in Ada and 2.4 months in Canyon. In simple terms: if no new homes were listed, everything currently for sale would likely be gone in about 2 months.

February numbers are in — and the Treasure Valley isn't slowing down 👇

🏡 Ada County — 647 homes sold (+6.8% from last year), median price $538K, averaging 60 days to go under contract.
🏡 Canyon County — 362 homes sold, median price $441,990, averaging 63 days to go under contract.

Both counties have less than 2.5 months of inventory — meaning if nothing new hit the market today, it would all be gone in about 60 days. Still very much a competitive market out there. 📊
