Friday finds: What 1.2 million gets you in Chandler. . .

Love the backyard & neighborhood. Definitely could benefit from some cosmetic work to bring it out of 2012, but new flooring to replace the tile, and non-beige paint would go a long way.

A few tips if you're planning to list your home during the Spring here in AZ. Spring typically is our busiest time of year and when we see inventory of homes on the market tick up.

I'm not gonna pretend to be shocked.

Zillow over-extended and bit off more than they were prepared for in this market. Now, as we see signs of a shifting market they've decided to "pause" until 2022.

Why are companies like Opendoor and Offerpad still buying? They've been in the Phoenix market longer and have the vendors and connections to keep up with the workload (though many of their homes are STILL selling at a loss)

So why sell at a loss? Advertising. More iBuyer signs in yards are great for market share and word of mouth.

From experience, there's a lot more that goes into the iBuyer P&L statement than just the purchase and sale price. Adjacent services like mortgage and escrow services factor in, as well as the fees upfront that iBuyers take from the seller, but don't need to disclose on public record.

What does this mean for you? Zillow won't buy your home this year, but luckily I know a ton of people who would love to.

Will this cause any negative impact on the Phoenix market as a whole? It's not expected to. The good news is that as they continue to price drop to move these homes we'll have more affordable inventory for buyers.

The massive iBuyer has been selling recent purchases for a loss after a spending spree gobbled up hundreds of new listings.

Typically I take zillow reports with a grain of salt, but this is pretty spot on.

We are in such an inventory shortage it’s the best time to sell your home in the past 20 years.

Buying? Also great with these low interest rates, but super competitive.

Who you work with MATTERS. I haven’t had any buyers not be able to find a home and get an accepted contract these past 12 months, and I can’t imagine you would be the exception. .
