As I was so kindly introduced last night, I’m Tara Emelity - and I do “lots of things.” 🤍

I currently have a dual career as a Project Engineer {think project management} for a commercial GC in Gilbert, where I’m helping manage multiple hotel projects, and as CEO 👩‍💼 of my growing real estate business, Realtor Tara Emelity with DeLex Realty.

Here’s What the NAR Settlement Means For You:

H O M E S E L L E R S:

🤙🏼 You still have the choice of offering compensation to buyer brokers
🤙🏼 Your agent must disclose to you and obtain approval for any payment
🤙🏼 This disclosure must be made to you in writing in advance of any payment or agreement & must specify the amount
🤙🏼 Offers of compensation cannot be included anywhere on the MLS
🤙🏼 Your agent can advertise your listing off the MLS such as on social media and websites
🤙🏼 You as the seller can still offer buyer concessions

H O M E B U Y E R S:

🌺 You will sign a written agreement with your agent before touring a home
🌺 Before signing this agreement, you should ensure it reflects the terms you have negotiated with your agent and that you understand exactly what services and value will be provided, and for how much
🌺 The buyer agreement must include four components concerning compensation: specific and conspicuous disclosure of amount, compensation that is objective, term, and statement that compensation is fully negotiable and not set by law
🌺 Written agreements apply to both in-person and live virtual home tours
🌺 You do not need a written agreement if you are just speaking to an agent at an open house or asking them about their services
🌺 The seller may agree to offer compensation to your agent. This practice is permitted but the offer cannot be shared on a MLS
