Morning! So, you want to buy a house and need to know the deets, what are the out of pocket expenses?...I got you and an army of people to help you along the way.

💰 Call a Lender- local is best. But know, shopping rates is good for you and your wallet so talk to at least 3. This step is crucial to know what you can or want to afford based on your loan program. You don’t always need 20% down, 5-10% works too, FHA can be as low as 3.5%, VA is 0% down...

💵💵💵 Out of pocket expenses-
Earnest Money is a good faith deposit that shows the seller, “I’m all in!” it’s typically 1% of the purchase price, goes towards your closing costs or down payment and is due with 48 hours of getting the house. You can rescue it during the transaction if you have some contingency periods along the way.

🏡 Inspection: this is your chance to “look under the hood” of the house- typically costs around $400 and is due at the time of the inspection. This is different than an appraisal inspection. Depending on your home, you could opt for other inspections like, well test, geo tech report or roof inspections if you want to further evaluate. It’s a Buyer Beware state so don’t skip this step if you don’t have to.

Sewer 💩 scope: if you are on city sewer we always recommend a look down the drain for any expensive surprises in there. Cost is typically $250 and can save you thousands if there is a costly fix! *If you are on septic the seller pays for the inspection.

Appraisal- this is a paid opinion of the price and is almost always required by the lender. It costs around $800 and can usually be wrapped into closing costs rather than before closing, you’d have to confirm with your lender.

Closing Costs- the buyer typically pays half of the closing costs. They are due when you sign final paperwork to close the loan and get keys. 🔑

Miami was just recently named the 9th best city in the country to pick up a fixer upper, according to StorageCafe. Rather looking to purchase a fixer upper to renovate into your dream home, or looking to flip into some extra cash, Miami is the spot to do it! This Barndominium(pictured) was originally bought for 180k, after proper renovations the property was valued at around 400k. If they wanted to they could have cashed out then, but instead they sat and now the property is valued at 1.2 mil. The beautiful thing about real estate is rather the market is up or down, you don’t lose money unless you sell! If the markets being good to you, sell. If it’s not, rent it out and hold till it is!!
