Everything worth keeping from September, in one post.

A no measures four inputs and comes in two kinds, only one of which fixes itself with time. Ask which criteria you actually missed, because most people leave the room without asking.

If you're self employed, the paperwork is the obstacle rather than the income. A thin credit file isn't a bad one, even though a lot of systems treat them identically.

If you own property, condition matters very differently depending on who's buying, so find that out before you spend money on repairs.

And nothing gets signed in a first conversation. That's the bit that stops people and it really shouldn't.

Save this. Then pick your word: OPTIONS, SELF, SELL or START.

Four words. Pick the one that fits and put it below.

OPTIONS if a bank already said no and you never found out why
SELF if you're self employed and the paperwork is the problem
SELL if you own a property you've been unsure what to do with
START if you just want to know where you stand

One word is all it takes. We'll take it from there.

Six things to look at that aren't the kitchen.

The roof, and specifically its age, because it's the most expensive thing that can go wrong. Water pressure, which takes ten seconds to check and nobody does. Which way the place faces, because that decides what it feels like at four in the afternoon every day you live there.

The neighbours' upkeep, which tells you more about a street than any listing will. Phone signal in every room, which people forget and then regret weekly. And where the noise comes from, which means visiting twice at different times of day.

Finishes are cheap to change. These aren't.

Save this for your next viewing.

Myth or fact. Answer before you scroll.

“You have to have a mortgage to own a home.”

Say it in the comments before you look anything up. We'll come back to this one later in the week and go through it properly.

Curious how split this is going to be.

The whole Bank Said No series in one post, because a few of you asked.

A no measures four inputs. Credit score band, debt to income, documented income history, seasoned funds. It doesn't measure you.

There are two kinds. Timing nos have a date on them. Structural nos don't.

The criteria were built around one employer and one paycheque, which is not how a lot of people earn now.

A pre-approval isn't an approval. A thin credit file isn't a bad one, though plenty of systems treat them the same.

And most people never find out which of these was actually theirs. That's the real problem, and it's a fixable one.

Comment OPTIONS.

One word. What's actually stopping you?

Not the polished version. The real one.

Credit. Deposit. Timing. Paperwork. Fear. Partner. Divorce. Debt. Confusion. Nothing.

One word in the comments. We'll answer as many as we can get to, and the ones that come up most we'll turn into posts.

The headline number isn't the number. Six things that sit underneath it.

Closing costs, which are separate from your down payment and catch people out constantly. The inspection, which you pay for whether or not you go ahead. Insurance, which in Florida deserves its own conversation entirely. Property taxes, usually collected monthly alongside the payment. The first repair, because something breaks in year one and it always does. And moving, which is boring and real and always more than the estimate.

Nobody's hiding these. They just don't make the headline, and then they arrive all at once.

Save this and go in with your eyes open.

Property owners. Which one is you right now?

A. Inherited it and haven't decided anything
B. Renting it out and honestly over it
C. Needs work I'm not willing to pay for
D. Sitting empty and I keep not dealing with it

Four completely different problems that all look the same from the outside, which is why generic selling advice tends to be useless for all four.

Drop your letter. If it's a combination, say that, because that's common too.

If you're planning to try again in ninety days, do these four first.

Pull your own credit report, not just the score. The report. Errors on them are far more common than people expect and they take time to dispute.

Clear the smallest balance rather than the biggest. Losing an entire monthly payment moves your ratio more than shaving a bit off a large one.

Leave your savings alone. Money that shuffles between accounts reads as unseasoned. Let it sit still and get boring.

Don't open anything new. Not a card, not a car, not a store account at the till.

Ninety days of that and you're a genuinely different application on paper.

Comment CHECKLIST if you want this mapped to your situation.

"If the money doesn't make sense, I wouldn't do it."

Penny came from a finance background, so she ran it as numbers — time value of money, interest payments, the rest of it.

Her conclusion wasn't that it's for everyone. It was that people should have more choices. Her words, not ours.

Your path to homeownership may be closer than you think.
