Starter Homes Are Sitting Longer
In South Florida, the landscape for first-time buyers is shifting. I’m seeing more opportunities for negotiation than we had in 2021 or 2022, thanks to a more balanced market. During the pandemic frenzy, buyers often rushed into offers—waiving inspections, speeding up timelines, and competing with multiple bids the moment a home hit the market. Now, buyers have the breathing room to request credits, closing cost assistance, repairs, or even rate buydowns. There’s more time to weigh options, analyze the numbers, and negotiate, instead of scrambling against a dozen other offers in a single weekend. Well-priced, move-in-ready homes are still going quickly, but properties that linger on the market—whether due to price or needed repairs—are giving buyers real leverage. While current 30-year mortgage rates around 7% can still make things challenging, a calmer, less competitive environment is making the path into homeownership a bit smoother for prepared buyers in Miami and the Doral area. As someone who specializes in guiding buyers through these local shifts, I’m here to help you navigate each step with confidence—whether you’re searching in English or Spanish.
