Top Cities Where Real Estate is Poised to Boom in the Next 2 Years: 2026-2027
After nearly three decades in real estate, I've seen how key factors like job growth, population shifts, and housing affordability can set the stage for a market upswing. Looking ahead to 2026-2027, cities such as Dallas-Fort Worth and Raleigh-Durham are standing out, with forecasts pointing to home price increases of 2-3%, mortgage rates around 6.3%, and rental returns ranging from 5-8%. Having navigated so many market cycles myself, I know how important it is to watch these trends—especially for clients planning their next move or investment. The opportunities in strong-growth cities are worth keeping an eye on.

Cities Offering Transparent Homebuying Costs in Fall 2026
With over two decades of guiding clients through every turn of the real estate market, I’ve seen how hidden costs can catch even the savviest buyers by surprise. As we look ahead to fall 2026, certain U.S. cities present challenges that deserve extra attention—especially here in coastal Florida, where hurricane risks can drive up insurance costs and affect long-term value. Markets like Austin may test your patience, while Phoenix faces its own set of financial uncertainties due to market declines. My advice: always research thoroughly before making a move. Careful preparation and local insight remain your best allies in navigating these changing conditions.

Miami - Most Expensive Homes of September 2026
Every month, I like to take a moment to spotlight Miami’s most remarkable properties—and September 2026 certainly brings some showstoppers. The prestige market continues to impress, with the top listing this month reaching an extraordinary $148,000,000, followed by a $78,000,000 residence and another at $75,000,000. The rest of the top 15 range from $30,000,000 down to just under $20 million. As someone who’s navigated Miami’s real estate landscape since 1994, I’m always fascinated by the stories behind these standout homes and the people drawn to them. Whether you’re curious about these record breakers or simply inspired by what’s possible in our city, Miami’s luxury market never fails to amaze.

Luxury real estate is surging in Miami-Dade. Here's what to know
As someone who’s witnessed Miami-Dade’s market evolve since 1994, I’m continually amazed by the current surge in luxury real estate. This year, 29 single-family homes sold for over $30M—a record that truly speaks to the area’s appeal. We’re seeing headline listings, like a condo at $36.25M and the purchase of a historic building at $20.3M, which highlight both the rising prices and the exciting revitalization happening throughout Miami. Another trend I’ve noticed firsthand: demand for home staging has doubled, as sellers look to stand out in an increasingly competitive luxury market. Guiding clients through these dynamic times is what I love most about my work.

Florida Listings Below Purchase Price
Having worked in Florida real estate for decades, I’ve seen firsthand how market cycles shape sellers’ decisions. Right now, it’s notable that more than one in ten active listings in Florida are priced below what the sellers originally paid—an indicator that many owners are adjusting their expectations to make a move. In some areas, nearly half of the homes on the market have already seen price reductions, and seller concessions are becoming increasingly common. This shift follows a period of rapid price growth, which has now been tempered by weaker demand, higher borrowing costs, and greater inventory—factors that prompt many sellers to revisit their strategies. Some homeowners who bought at market peaks are choosing to accept smaller proceeds, motivated by the desire to reduce carrying costs or relocate to areas that better fit their needs. For now, we’re seeing more sellers in Florida willing to accept lower sale prices to turn the page, as everyone keeps a close eye on this evolving market. Having guided clients through every kind of market, I know how important it is to adapt and make informed decisions—especially when the landscape is shifting.

Miami Makes America's Top Five Retirement Cities
Miami has just been ranked as the second-best city in the country for retirement, and as someone who’s helped clients navigate the Miami market for decades, I understand why so many older adults find this city irresistible. From sunny beaches to vibrant restaurants, museums, galleries, and endless events, there’s no shortage of ways to stay active and connected here—Miami actually landed sixth in the nation for activities that help retirees enjoy their days to the fullest. Plus, Florida’s tax advantages mean retirees keep more of their hard-earned income, with no state income, estate, or inheritance taxes to worry about. Of course, it’s important to recognize that Miami isn’t the most budget-friendly option—housing costs are higher than in many other cities. But for many, the unparalleled lifestyle, recreation, and climate more than make up for the investment. After guiding so many clients through their real estate journeys in Miami, I can say that the unique energy and benefits of this city really do make it stand out for those looking to enjoy their retirement years.

Florida Luxury Condos Are Rising Across the State
Having guided clients through Florida’s ever-evolving real estate scene since 1994, I’ve witnessed first-hand how the landscape transforms—and luxury condos are certainly making their mark across our state. From the east to the west coast and throughout South Florida, developers are unveiling upscale towers designed for the discerning buyer. Pricing often starts at $1 million and can climb much higher, especially in West Palm Beach and Naples, though Miami and St. Petersburg offer options beginning in the $500Ks and $600Ks, all with an emphasis on stunning views and impressive amenities. With new projects scheduled all the way through 2031 in places like Daytona Beach Shores, Sarasota, and beyond, the pipeline is robust. It’s clear that Florida’s luxury condo market remains strong, with today’s buyers focusing on prime locations and long-term value. As someone who’s helped clients navigate every stage of the market, I understand the importance of finding the right fit in this dynamic segment.

Miami Listings Drop 15%
Having worked in Miami real estate since 1994, I've seen the market shift in many ways—but Mid-Q3 brought a notable tightening for buyers. Active listings dropped by about 15% compared to last year, making it clear that inventory was thinner and sellers had an advantage. Even with a slight decrease in new listings (down around 1% year-over-year), buyers who were prepared and moved quickly likely found the best opportunities, especially on well-priced homes. Miami's premium status held steady, with the median list price at $490K—just a 2% dip, reflecting that values remain high. Interestingly, only about 15% of listings saw price cuts, a decrease of roughly 3 percentage points from last year. Homes spent a median of 85 days on the market (down 6%), so both sharp pricing and strong presentation were essential for sellers, while buyers still had room to negotiate. My experience has shown that understanding these shifts is key to making confident decisions, whether you're looking to buy or sell in our vibrant Miami market.
