What is Underwriting? 📒

Underwriting is the part of the mortgage loan application process where the bank is scrutinizing all of your credit and financial documents to determine your loan eligibility.

Once you’ve submitted your mortgage application, a loan processor will submit all of your documentation to an underwriter who will look at your credit history, income/ability to repay the loan, and market value - to ensure that they’ll be able to recover any unpaid balance once you sell. This is why the appraisal is so important to ensure that the property is priced fairly in the current market.

The underwriting process usually takes anywhere from a few days to a few weeks. If problems arise during the process, don’t panic! Missing signatures or issues with the appraisal may not necessarily be deal-breakers if you are able to respond promptly and correct any problems that do arise.
