Congratulations to my clients....They just bought their dream home 🏡 ❗️

5 years ago this home was listed when we first walked through. It went pending before they could make a decision.... 💩

Well- some things are meant to be. They stopped looking for over 3 years but I kept sending them properties.....and boom 💥 I got a call on a Friday night, saying they were at Disney but they didn't want to miss it this time and told me to do whatever I could... 🫡

We searched and looked at a lot of properties to find one that checked all of their boxes ✅️
This popped up and we were there within 24 hours. My clients loved it and they put in a great offer that favored them- 🙌 offer accepted🫡

This client called me with a unique situation🤞 They needed a home for someone that fell on rough times. A week later we were inside a different house and this one popped up on my phone during the showing. We left immediately and went straight there! 💥That was it- wrote the offer - got closing costs paid and closed on this beautifully 3 bed ranch in Xenia🙏💛🎊

This was one of those transactions... once it was over, looking back and what we pulled off in less that 2 months 🤯

Short version: the buyers mom called me from a friends referral. They wanted to fire their Realtor after they were treated absolutely terrible and they wanted to know how to get out of contract and work with me🫡

They had special needs that needed attention and specifically wanted to buy on 1 of 2 streets ☠️
I looked up the (HOA) neighborhood and there were 5 condos sold there in 7 months...........
I knew if this was going to work, I would have to knock or send a mailer to every home. 🏡

🔥Well doesn't stop there. The loan officer they had wouldn't answer their calls or mine.
So, I had them immediately call one of my lenders and it worked out perfect. They ended up with so much better of a deal and then boom 💥.... I found the condo and we were in there the first day👌

People have no clue if they get a bad recommendation and then never know what they miss out on. 🙃 I research lenders not just houses. Your favorite agent is most likely researching more lead company's to split money with instead of finding you the best deal daily 🤔

Sometimes, trusting some of the top producing agents- that get all their marketing material paid for, special events, and zillow leads 🤣 well... you'll get referred there and pay for it in multiple ways🤞 some are good but more are 🗑

We just closed❗️ on the exact street they wanted to be in the beginning. They got a better rate, better loan program for first time buyers💲 , closing costs paid, and 15k off the price.
