A little PSA for anyone who’s ever wanted to strangle their Realtor.

Before you fire off that one-star review, there are a few things you should know.

Apparently, “Realtor” has become another word for “person responsible for everyone else’s behavior.”

Buyer won’t spend more? Our fault.

Seller won’t budge? Our fault.

Lender moving at the speed of continental drift? Somehow… also our fault.

Someone won’t return a phone call?

Obviously, we should just make them.

Here’s the inconvenient truth:

We cannot read minds, control markets, make buyers spend more, force sellers to take less, manufacture offers or compel grown adults to return a phone call.

If I could do all that, I’d charge considerably more.

What a good Realtor can do?

Keep the circus moving toward closing when everyone else seems determined to set the tent on fire.

Recently, after one particularly colorful transaction, I received a text thanking me for doing a great job.

From the other side of the transaction.

And sometimes, ironically, the people sitting across the table have the clearest view of just how hard your Realtor is working behind the scenes.

So before you blame the agent, remember:

Your Realtor isn’t your punching bag.

She may very well be the person holding the whole damn thing together.

No crystal ball. No magic wand. No mind control.

Just experience, honesty, persistence—and one hell of a lot of phone calls.

The best parts of a Middleburg summer aren't usually the ones on the calendar.

They're the moments when someone stops traffic to save a box turtle. Kids spend hours catching minnows in Goose Creek. Horses stand belly-deep in the water to escape the heat. Neighbors show up with chainsaws after a storm simply because it's the right thing to do.

Sure, we have polo, wineries, concerts, farmers markets, and all the beautiful things people expect from Hunt Country. But it's the little moments that make people fall in love with living here.

My mother's show helmet was a velvet-covered suggestion of safety. Mine had a plastic chin guard that was purely decorative.
And we both thought we looked incredible. We did not.

Horse showing in Virginia Hunt Country has come a long way — better helmets, better saddles, better food (RIP the hockey puck burger), and fashion that actually flatters.

But the early mornings, the nerves, the dirt, the thrill?
Still exactly the same.

This one's for every equestrian who survived the schooling ring demolition derby and lived to braid again.
