What's a Double Tap ?

Here is something I run into often when inspecting the electrical service panel. It's known as a "Double Tap". A double tap is where someone has placed two wires or circuits in 1 breaker and the breaker is only intended to have 1 wire. Some would think that using the breaker for two low energy components, like a door bell, what's the big deal ? The problem is that the breaker, with 1 screw is intended for only 1 wire. Placing two wires under the screw creates a possibility of one of the wires coming loose which can create added heat, cause sparks, or arcing which can create fire. So when we as inspectors see this, we must call it out. We generally recommend that a licensed electrician inspect the electrical service and make necessary repairs. Generally an easy fix by changing the breaker to one that accepts two wires or finding room in the panel for another single wire breaker. But.....this takes time and aggravates everyone involved in the transaction. A great reason for a pre listing home inspection !

Looks like a nice new roof on one end. But take a closer look. Multiple layers of shingles under the newer shingles. The structure of a roof is designed to only hold so much weight. Adding to much weight/shingles can adversely affect the roof structure. Now, us lucky people in the north east have to deal with this wonderful stuff called snow. So think about dumping 8 inches of snow on top of this lovely roof and you can see how this can possibly create some issues with the roof.
