What $300K looks like now

Under $300,000
That used to be a normal ask.
Now it feels like a completely different world.
First-time buyers aren’t asking for lavish.
They’re asking for livable.

And the challenge is not just the price.
It’s the payment.

My first home was $86,000 with an 8.5% interest rate.
At the time, the rate didn’t feel like the problem because the payment still worked.

Today, rates may be lower than that…but when homes are $450,000+ in many areas, affordability becomes a whole different conversation.

In Salt Lake County, options under that price point are very hard to find.

The good news?
Opportunity is still out there.

It just takes a different path now:
more strategy
more patience
more flexibility
and better guidance.

The dream of homeownership is still alive.
It just doesn’t look the way it used to.

There is a moment in many transactions where the numbers either come together... or they do not.

For these first-time buyers, the home was the right fit, but cash to close was tight. That meant the strategy behind the offer mattered just as much as finding the property.

We structured the deal with $8,500 in seller-paid closing costs and adjusted the purchase price accordingly.

The appraisal supported it.

That negotiation covered:
Loan costs
Closing costs

Their path to the closing table without bringing money out of pocket.They even received their full $1,000 earnest money back at closing.

So yes, they bought their home with no money down and no money out of pocket.

That is the difference between simply writing an offer and knowing how to structure one.

If you are trying to buy your first home and wondering how people make the numbers work, strategy matters more than most people realize.

They Thought They Were 3 Years Away

A recent buyer consultation turned into something unexpected.
These buyers believed they needed to save another $10,000 and wait several years.

When we reviewed the numbers together, that additional savings only changed their payment by about $60/month.
Three months later, they moved forward.

The home required conventional financing, which eliminated mortgage insurance and improved their monthly payment.
We also negotiated $11,000 in seller-paid costs.

Those funds helped:
• Cover closing costs
• Create a 2-1 buydown
• Pay HOA dues for a year

They closed with their earnest money returned.
Sometimes the biggest shift isn’t time—it’s clarity.

There’s a big difference between guessing… and knowing.

Most buyers come in with a version of the math already in their head.

“I need to save this much.”
“My payment will be around this.”
“I’m probably a few years out.”

And I get it, that’s normal.

But those numbers are almost always based on estimates, not actual scenarios.

When we sit down and run real numbers:
• Real interest rates
• Real loan structures
• Real monthly payments

The conversation changes.
Not because I’m convincing anyone to move forward…

But because they’re finally making a decision based on facts instead of assumptions.
And that’s where confidence comes from.

Utah standing in the Utah way. We have good humans here.

I spent this morning at the Salt Lake Board of Realtors Government Affairs meeting…

And I walked away thinking about how much is happening behind the scenes that most people never hear about.

We talk a lot about the lack of housing…
But what I learned today is that we actually have thousands of homes already planned.

They’re just waiting on something most people don’t think about:

Roads. Water. Sewer. Infrastructure.
The state just passed funding including a $100 million revolving infrastructure fund and additional grant money for Salt Lake County to help bring those communities to life.

That doesn’t solve everything.

But it’s a step.

And sitting in that room, listening to the conversations, the collaboration, and even the tension of how these decisions get made…
It reminded me of something I believe deeply:
We have good humans here.

People who care enough to wrestle with hard problems. People who are trying to balance growth, affordability, and the future of our communities.

Housing is complicated.

But there is effort.

And I’m grateful to stay connected to what’s coming not just what’s already here so I can guide my clients with a bigger perspective.

The Part of Real Estate People Don’t See
One of the realities of real estate that rarely gets discussed is how much work happens before a property ever reaches the market.

Every week I meet with homeowners who are considering selling.

Some are interviewing multiple agents.
Some are seeking advice about timing.
Others are navigating complex life transitions such as estate matters or divorce.

In many of these meetings the most important
question eventually surfaces:
“Be honest… what do you really think we should do?”

Answering that question responsibly requires preparation.

Before those meetings, I’ve usually spent time analyzing neighborhood trends, reviewing comparable sales, and thinking through potential pricing strategies.

And sometimes the most honest advice is that the timing simply isn’t right yet.

From the outside it may appear that a listing begins with a phone call and a sign in the yard.
But in reality, many of the most important decisions happen long before that moment.
Those early conversations help homeowners make thoughtful decisions when the time is right.
And when the right people, the right timing, and the right plan finally align…

that’s when everything begins to come together.

Sometimes patience is the best real estate strategy.

One of the hardest parts of buying a home is knowing when to move… and when not to.

These clients were relocating from out of state and were excited to start looking for homes here.
But their house hadn’t sold yet.

When we talked through their options, I explained something important:

If they started writing offers without their home under contract, most sellers wouldn’t accept that level of uncertainty.

And as it turned out, their home didn’t sell quickly.

It took four months before it finally went under contract.

Even if they had convinced a seller earlier, it would have been almost impossible to hold a contract open that long.

Then there was another risk.

Their buyer hadn’t sold their home yet either.
So now another sale had to happen before everything could move forward.

Would it take months again?

Thankfully, it sold in about a week. But it easily could have delayed everything again. Because they waited until the timing finally worked, when the right home here became available we were able to move forward with confidence.
Real estate often rewards speed.

But sometimes the wisest move is patience.

The right home isn’t always the perfect one.
Many buyers start out thinking the right house will be completely updated, freshly painted, and move-in ready.
Sometimes that happens.
But sometimes the best fit is a home that needs work.
This house wasn’t perfect.
The floors would need replacing.
The interior needed paint.
One bathroom was going to require a full remodel.
But for my clients, the things that mattered most were already there:
Space downstairs for their kids
A backyard that worked for their dogs
The right location for the life they wanted
That’s the part that matters.
A home doesn’t have to be perfect on day one to be the right choice. It has to fit how you live.
After closing, I helped them connect with painters and a flooring specialist so they could start making the home their own.
Sometimes the best house is the one with good bones, the right layout, and room to grow into.
That’s not settling.
That’s buying with wisdom.
