This one was a ride—in the best way.

This property just sold over asking price after numerous tours, constant calls, and ultimately a competitive bidding situation between an investor and an owner-user.

Bob out of the Fox Valley, was seeking an investment with seller financing—strong long-term upside for the seller. At the same time, Tim from Illinois had been searching for years to expand into Wisconsin, bringing a clean, traditional financing offer above asking.

In the end, the decision came down to my client’s goals.

The seller—approaching retirement—wanted simplicity and certainty: one check at closing. Despite another broker being involved (and reducing my commission), the priority was clear. We structured a deal that delivered exactly that, along with a leaseback to give the seller flexibility post-closing.

It was a lot of work. It was competitive. And it was worth it.

Most importantly—my clients are happy. And that’s always the win.

Village of East Troy Businesses....this is a great way to spruce up your store fronts....check below.

Now accepting applications! The deadline for the grant process is April 30, 2026 at 4:00pm. East Troy’s Façade Revitalization Grant program was designed to improve the curb appeal of the community’s commercial structures and support ongoing investment in local businesses.
Through this program, the Village of East Troy will provide matching grants to encourage improvement to exterior façades. This is offered through a process that includes an application submittal and an evaluation. The documents that can be found at https://easttroywi.gov/cda-grant, includes the details related to qualifications, application, submittal process and evaluation process. Due to limited funds available for the program in 2026, this will be a competitive grant cycle.

In commercial real estate, having listings is a great position to be in. We often carry more listings than in residential real estate—but what matters most is actually getting those listings sold.

There’s a fine line between the time spent cold calling for new listings and actively calling buyers for your current ones. Once you win the client and secure the listing, don’t lose sight of your priority: your loyalty is to them, and your ultimate goal is to get their property sold.

Residential Real Estate vs. Commercial Real Estate… two completely different worlds.

🏡 Buying a Home:

You picture the peaceful drive home — straight road, quiet neighborhood, kids riding bikes.
Your commute to work? A little chaotic… traffic everywhere.

But when it comes to the house itself, the details matter.

• How far is the walk from the garage in the rain?
• Are the kitchen countertops the right color?
• Does the layout feel right?
Small things can make or break the decision.

🏭 Commercial Real Estate:

Sometimes it’s a different story.
Inventory is tight.
You need 14-foot overhead doors.
You need to stay within a 3-mile radius in Waukesha County.
And the right building? It might not exist… yet.
