Here’s what I’m watching in the Minneapolis + St. Paul markets this week.

⬆️ Sellers are starting to adjust
➡️ Pricing is getting tested
➡️ Deals aren’t as automatic
Buyers have room to maneuver right now.

They have time to think things through.
- To compare options.
- To look more carefully at what’s out there.

But they haven’t stepped away.
This isn’t about demand disappearing.
It’s about how decisions are being made.

Showings are still happening.
Some homes are still moving quickly.
Others are sitting.
The difference isn’t luck.
It’s positioning.

⬆️ Inventory is slowly improving
⬆️ Buyers are becoming more selective
➡️ Showing activity remains healthy

Well-positioned homes are still moving.

As inventory builds, buyers have more to choose from.

And it’s starting to show in how they’re making decisions.

That tells you something important.

This isn’t a broad shift.
It’s more focused activity.

Homes aren’t competing broadly.
They’re competing within very specific price points and condition levels.

Some are moving quickly.
Others are still sitting.

➡️ Showings remain strong

That tells you something important.

This isn’t a broad surge.
It’s more focused activity.

It doesn’t sound like action yet.
That’s usually the point.

This phase shows up long before plans, before numbers, before anyone feels ready to move forward.
And there’s nothing wrong with this order.

This moment doesn’t require action.
It’s simply part of how clarity actually forms.

doesn’t come with a checklist.

It’s usually just a quiet question that keeps returning.
easy to ignore,
hard to fully shake.
Most people don’t do anything with it right away. They don’t need to.

But this is often how awareness begins.
Long before anyone calls it a decision.

Most of us have places we gravitate toward without much thought.
A familiar stop. A short walk. A corner we know well. Because they’re familiar. Reliable. Friendly.

They’re easy places to be. Places that make us smile, brighten the day a bit, or invite us to slow down for a moment. They’re places we return to because they feel steady and welcoming.

The spots we tend to land often say a lot about what we need right now. And , they offer warm drinks and accept donations for our neighbors on Fridays & Saturdays.

Winter has a way of showing us what actually supports us.
Not in big gestures or dramatic changes, but in the small, steady things that help us feel grounded and present in our everyday lives.

Here are a few of my moments of steadiness:
1. A quiet room, a comfy chair, a candel or two
2. A familiar routine, a little extra moisturizing my face
3. A place we naturally gather, around the dining room table to puzzle
4. A moment of connection, call the friend vs. text
5. A short walk around the block, listen to the birds & be able to say hi

These aren’t escapes.
They’re sources of steadiness.
And that steadiness matters, because when we feel restored, even a little, we’re better able to show up for our lives, our work, and the people around us.
