This week's Community Spotlight is a little more personal because I'm highlighting a local business that's already part of my regular routine — Navarre Fitness!

This is our personal gym here in Navarre, and one of the things I've enjoyed about creating these Community Spotlights is getting to share not only businesses connected to real estate, but also the local places that become part of everyday life in our community.

📊 Months of inventory: 3.66 months, up 5.17%
📊 Sold-to-list price: 98.2%, up 0.47%
📊 Avg. days on market: 41 days, up 2.38%
📊 Median sold price: $362,000, up 3.43%
📊 30-year mortgage rate: around 6.66% nationally

What does this mean?

The Emerald Coast market is becoming more balanced, but it is not crashing.

Buyers have a little more selection and may have more room to negotiate, especially on homes sitting longer.

Sellers can still do well, but pricing, condition, and presentation matter more than ever.

🔎🏡 EMERALD COAST COMMUNITY SPOTLIGHT – DV Inspection Services

This week's Community Spotlight is a little different because I've had the opportunity to personally see this company in action.

I'm highlighting DV Inspection Services, a veteran-owned and operated local inspection company serving our Emerald Coast communities.

I recently had the opportunity to meet owner John Del Valle and Inspector Amanda Taylor while DV Inspection Services was working with my clients, and I was able to see firsthand the professionalism and attention that goes into helping buyers better understand the home they're purchasing. As well as, assisting sellers with pre-listing inspections and identifying areas of concerns before the home hits the MLS.

A home inspection is such an important part of the buying and selling process. It isn't simply about finding what's "wrong" with a house—it's about giving buyers and sellers information so they can better understand the property, ask the right questions, and make informed decisions about one of their largest investments.

🏡Monday Market Update - Investor Update

If you’re looking at investment property here on the Emerald Coast, this week’s numbers tell me one thing:

Buy the numbers — not the discount.

📊 Navarre: 57% of recent sales closed below list price.
📊 Pensacola: 62% sold below list.
📊 Fort Walton Beach: 60% sold below list.
📊 Destin: 87% sold below list, with homes selling around 95% of asking price.
📊 30-year mortgage rate: about 6.65% nationally.

For investors, getting a property below asking price is only step one.

You still need to account for financing, insurance, taxes, HOA or condo fees, maintenance, vacancy and realistic rent.

The best deal isn’t always the property with the biggest price cut — it’s the one whose numbers still work after all the expenses are included.

A few numbers I’m watching:

📊 Mortgage rates: around 6.66% nationally
📊 Months of inventory: 3.66 months
📊 Sold-to-list price: 98.2%
📊 Average days on market: 41 days
📊 Median sold price: $362,000

What does that mean?

Buyers may have more room to negotiate, especially on homes that have been sitting longer (45 - 60+ days), but the full monthly payment matters more than ever.

Before making an offer, look at the full picture: mortgage payment, taxes, insurance, HOA fees, flood coverage if needed, and the condition of the home.
