I don’t normally call defects out and blast people on social media but this was an interesting one, extremely.
The seller told the buyer and their agents the homes roof was 7 years old, the AC compressor and air handler were new, the water heater was new and the electrical panel was new when he bought the house 3 years ago.

Yikes.

None of that was true.
The roof was leaking into the living room causing damage to the flooring, the electrical panel is so outdated and old they haven’t made the brand since the mid 1980s. The HVAC was 12 years old. The water heater was 21 years old.

The seller called the buyer after the inspection yelling and cursing conplaining about the inspection and the inspection process.

Sadly, the buyers were first time homebuyers and had to go through that. Thankfully they found a much better home that also inspected a couple days later.

Perhaps you can’t say I’ve done an excellent job on an inspection for because perhaps you haven’t needed one but you can leave a review about my character, professionalism, or just give me five stars and don’t say a word. 2. Tell your friends and family. If you know someone that needs an inspection, or maybe they’re buying a house soon, at least give them my information. 🏠🤑🙏🏼

5. Share on your story, create a post on Facebook or Twitter, tag on other posts where people mention they need my services OR EVEN similar services or EVEN advice.

I’m running out of room on this photo editor but I still have plenty of room in my schedule for an inspection. My business has been growing and I’ve been getting more and more business. I’m thankful and I can handle more. I provide exceptional value as I don’t overcharge and I take pride in being thorough. I provide same day reports because I won’t sleep until they’re done.
In addition to my inspection I have trusted folks who perform Pest control and Boroscope inspections and we’ll do our best to perform these inspections all on the same inspection day and time.

For me… this is gold. This is how I get business and provide for my family. Referrals.

My wife is an amazing marketing person for me even though she doesn’t do any marketing for me. People just love her and she is a teacher at . Not long ago I was inspecting a home and the I hear the buyer talking about his daughter. He was in the kitchen bragging about the school she works at and then he mentioned University School. I went on to tell him my wife works there. We ended up finding out that not only does my wife work with his daughter but my sister in law works with his other daughter and my brother in law took photos for his daughters wedding. What a small world. The referral was from a realtor that refers me regularly and not from my wife.
The home here was because my wife told a coworker what I did in conversation and she referred me to her family member.
This week I will have completed two inspections in one week from that single referral.

In South Florida, you can save a ton of money on Insurance when updates are completed and a 4-Point Inspection and Wind Mitigation is done. A home owner told me recently he is saving around $12,000 dollars a year.

A 4-Point Inspection consists of a roof inspection, electrical inspection, plumbing, and HVAC (heating,ventilation,air conditioning) and a fairly simple report for your inspector to let the insurance company know the dates and condition of your home. Call us to schedule your 4 Point, and/or Wind Mitigation to save you some money.

A wind mitigation is to determine the appropriateness of a particular structure's construction in the event of strong winds. This too can HELP with insurance costs.
